Property Maintenance Specialist

A Property Maintenance Specialist plays a crucial role in facilitating all maintenance operations within the organization. Ideal candidates will possess a comprehensive skill set, including but not limited to general property repairs, handyman abilities, basic electrical work, plumbing, carpentry, drywall installation, and fundamental HVAC knowledge. The Maintenance Specialist will execute tasks as directed by the Maintenance Coordinator and Property Manager, ensuring timely and professional completion of assignments in accordance with the standards set by Real Property Management Sterling.

Real Property Management Sterling oversees a portfolio of over 300 residential units. The Maintenance Specialist will be instrumental in upholding the quality of these properties. Responsibilities include: addressing daily work orders, managing unit turnovers, conducting preventative maintenance, and preparing properties for municipal inspections.

Compensation and Benefits:
Our benefits package offers competitive pay, 8 paid holidays, 15 paid vacation days, and a 401(k) matching program.

The company provides a signing bonus of $5,000, with an initial payment of $1,000 on the first payroll and the remaining amount distributed in equal installments over a period of five months.

ESSENTIAL RESPONSIBILITIES

1. Apply knowledge of general maintenance tasks and repairs.

2. Deliver exceptional quality work and services.

3. Complete work efficiently and within established timelines.

4. Conduct regular property inspections.

5. Uphold customer service standards for both property owners and tenants.

6. Foster and maintain a positive company culture and morale.

7. Address and resolve customer and vendor inquiries promptly.

The Maintenance Personnel are characterized by their strong organizational skills and effective time management. They are naturally inclined to provide excellent customer service, instilling trust through clear communication, attention to detail, and a professional demeanor.

REQUIREMENTS

1. Minimum of two (2) years of experience in residential or commercial maintenance or equivalent experience in property repairs.

2. Possession of tools necessary for basic maintenance tasks.

3. Ability to effectively communicate with clients, vendors, and team members.

4. Capability to estimate and schedule work hours and requirements for task completion.

5. General knowledge of maintenance and repair practices.

6. Familiarity with the local area.

7. Basic telephone communication skills.

8. Must have a personal vehicle; mileage reimbursement is provided.
