Responsibilities:


Prepare or assist in preparing all market-ready apartments with minimal guidance for turnaround time, which may involve painting, carpet cleaning, general repairs, and housekeeping tasks.

Conduct various preventative maintenance activities utilizing the TELS Program.

Perform daily inspections of the community, ensuring that grounds and common areas are kept free of litter and debris. Recommend repairs or replacements for any interior and/or exterior areas.


Execute a variety of maintenance tasks including electrical installations, pool upkeep, carpentry/construction, furnace and air conditioning repairs, filter changes, coil cleaning, plumbing and appliance repairs, drywall and painting repairs, vinyl installation and repairs, and minor roof repairs.


Oversee the maintenance and functionality of all mechanical equipment within the community, including but not limited to: water heaters, HVAC systems, kitchen appliances, etc.

Assist in monitoring capital improvement initiatives. Adhere to Home Office Maintenance policies (i.e., HVAC, carpet, mold, etc.)

Organize maintenance storage and mechanical areas. Ensure proper usage and maintenance of all tools, equipment, and vehicles.

Meet educational and training requirements for Vacation U Maintenance.

Other duties as assigned.

Qualifications:
High School diploma or equivalent

A minimum of 2 years of hands-on maintenance experience in areas such as plumbing, electrical work, carpentry, HVAC, etc., is required.

Ability to perform and/or coordinate emergency building repairs at managed communities; includes contacting and hiring subcontractors for repairs.

Excellent communication and interpersonal skills

Demonstrated experience in the safe handling and use of tools typically utilized in construction, maintenance, and landscaping.

Includes but is not limited to:

circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet cleaner, paint sprayer, power drain cleaner, chain saw, and key machine.

A valid driver's license and a good driving record along with proof of auto insurance are required.

EPA certification in Freon recovery and handling, or the willingness to obtain certification within 6 months of assignment.

Ability to lift up to 50 pounds periodically.
