Position Overview:
We are currently seeking a full-time Facilities Maintenance Specialist for our community.
Key Responsibilities:
As a Facilities Maintenance Specialist, your duties will include:
1. Ensuring the meticulous upkeep of grounds, amenities, building exteriors, leasing office, common areas, parking lot/garage, and other community buildings.
2. Daily removal of trash from office areas and community perimeter, as well as from trash chutes to compactor.
3. Preparing make-ready units, including trash removal from vacant apartments prior to make-ready.
4. Assisting the Maintenance Supervisor/Property Manager and/or performing assigned maintenance tasks in a timely manner.
5. Cleaning available apartments and/or models.
6. Troubleshooting and repairing mechanical, carpentry, and electrical issues, including HVAC systems.
7. Reporting maintenance concerns for repairs on available apartments, models, clubhouse, and/or common areas to the Property Manager.
8. Maintaining the curb appeal of the community.
9. Assisting office personnel with various tasks as required.
10. Responding to hazardous weather situations, fires, floods, etc.
11. Maintaining overall organization and cleanliness of work areas and maintenance shop.
12. Reporting directly to the Property Manager.
This job description is not exhaustive and may be modified by management as needed.
Qualifications:
1. High school diploma or equivalent required; previous experience preferred.
2. EPA - Universal Certification required.
3. Skills in light carpentry, drywall repair, and painting.
4. Computer literacy is a plus but not mandatory.
5. Ability to manage multiple tasks effectively.
6. Excellent customer service skills and a commitment to a shared responsibility environment.
Working Conditions:
The Facilities Maintenance Specialist position is full-time and may require after-hours and weekend work. A rotating on-call schedule may be necessary.
Working conditions will involve both outdoor and indoor tasks.
Physical demands include the mobility to effectively complete job requirements.
