Construction Manager

The successful applicant will possess a degree from a college or university in Construction Management, Civil Engineering, Architecture, Land Development, Real Estate, or related disciplines, along with proven experience in the construction sector. Familiarity with multi-family housing, workforce housing, Low-Income Housing Tax Credit (LIHTC) projects, or affordable housing is advantageous. Experience collaborating with General Contractors and managing subcontractors throughout the project lifecycle is essential. This position requires on-site presence in our Miami office with occasional travel to project sites within the state.

Key Responsibilities:

· Cultivate and sustain professional relationships with 3rd Party General Contractor field teams, including Project Managers and Superintendents assigned to MHP projects, ensuring effective communication regarding project timelines and budgets with the VP of Construction and Development Team. Participation in scheduled Owner-Architect-Contractor meetings is expected.

· Oversee the review and processing of monthly pay applications from General Contractors, ensuring all necessary documentation is included for MHP's monthly financial draws. This involves coordination with bank inspectors and other relevant parties, as well as managing required reporting documents for third parties.

· Supervise the management of Requests for Information (RFIs), Submittals, and other deliverables from General Contractors to ensure timely responses and approvals. This includes coordinating final approvals of finishes with the MHP Development Team and Interior Designers when applicable.

· Review change orders from General Contractors, validating them with the Architecture/Engineering team and providing recommendations to the VP of Construction and Development Team for final approval. Effective communication of change order feedback to General Contractors is crucial to resolve outstanding issues while efficiently utilizing the Owner's Contingency.

· Conduct monthly cost reporting and forecasting, preparing updated logs of the Owner's contingency that reflect actual and anticipated change orders. Attend monthly update calls to present project progress, critical issues, and budget forecasts.

· Collaborate with General Contractor staff to update and maintain project schedules, confirming durations and sequences with both General Contractor personnel and subcontractors, and securing final approval of schedule updates before submission to the MHP Development Team.

· Facilitate coordination with Architecture/Engineering and General Contractors to work with local permitting authorities to ensure adherence to schedule milestones.

· Manage the scheduling of Owner consultants and vendors for field inspections and other work performed by vendors.

· Act as the primary quality control representative for MHP on projects, conducting inspections, reviewing submittals, and overseeing the quality of completed work.

· Coordinate with the MHP VP of Asset Management and third-party Property Management for project hand-offs, ensuring proper start-up, training, and management of warranty claims during the initial warranty period.

· Assist the VP of Construction in the selection and bidding process for General Contractors, Subcontractors, Vendors, and Consultants. Engage in the development, review, and negotiation of General Contractor contracts, including qualifications, exclusions, allowances, and project schedules.
