Job Overview

The Commercial Construction Superintendent plays a crucial role in overseeing daily operations on commercial and multifamily construction sites. This position ensures that subcontractors adhere to contractual obligations while maintaining compliance with budgetary constraints, site plans, and timelines. Acting as the primary contact on-site, the Superintendent may work independently or with an assigned assistant depending on project scale.


Key Responsibilities
  • Examine project plans and specifications for discrepancies and communicate findings to the project manager.
  • Uphold subcontractor agreements and enforce compliance with terms.
  • Track daily production metrics and weather conditions, adjusting work plans as necessary.
  • Facilitate construction stakeout with a minimum of 48 hours' notice to engineering teams.
  • Coordinate subcontractor schedules, providing at least 5 days' notice before work commencement and updating every 48 hours.
  • Conduct daily inspections for erosion and sediment control.
  • Oversee daily cleanup efforts by subcontractors, ensuring job sites remain tidy.
  • Manage material delivery schedules effectively.
  • Organize project work areas, including stockpile locations and construction access points.
  • Update construction schedules daily and relay changes to the office.
  • Communicate subcontractor notifications to the project manager.
  • Supervise subcontractor inspections and testing processes.
  • Coordinate private testing services, including concrete and soil assessments.
  • Oversee the installation of private utilities such as power and gas.
  • Conduct weekly project meetings with subcontractors, documenting discussions for the project manager.
  • Process change order requests for the project manager's review.
  • Verify all material deliveries against purchase orders.
  • Track and submit earthwork haul tickets to the project manager weekly.
  • Ensure compliance with OSHA safety regulations among subcontractors.
  • Monitor the use of company equipment on-site.
  • Manage project closeout procedures, including as-builts and punch lists.
  • Assist in the monthly invoice review alongside the project manager.
  • Perform additional duties as assigned.

Qualifications
  • Education: Minimum of a high school diploma; a four-year degree is preferred.
  • Experience: Requires at least 7 years of experience in commercial construction, with a comprehensive understanding of multi-family and site development projects. Familiarity with applicable building codes and OSHA regulations is essential.
  • Proficiency in Microsoft Office, Project, and project budgeting/estimating is required.
  • Strong scheduling capabilities are necessary.
  • Excellent written, oral, and reading communication skills are essential for effective information exchange.
  • Interpersonal skills are crucial for interaction with various personnel levels.

Physical Requirements

The physical demands of this role require the ability to operate standard office equipment, including computers and telecommunication devices. Effective communication, both in person and via phone, is essential.
