Job Overview

The Commercial Construction Superintendent plays a crucial role in overseeing daily operations at commercial and multifamily construction sites. This position ensures that subcontractors adhere to contractual obligations while maintaining budgetary constraints, site plans, and project timelines. As the primary on-site contact, the Superintendent is pivotal in coordinating various aspects of the construction process.


Key Responsibilities
  • Examine project plans and specifications for discrepancies and communicate findings to the project manager.
  • Uphold subcontractor agreements and enforce compliance among vendors.
  • Track daily production metrics and weather conditions, adjusting work plans as necessary.
  • Facilitate construction stakeout processes, ensuring timely notifications to engineers.
  • Manage subcontractor schedules, providing advance notice of work commencement and regular updates.
  • Conduct daily inspections for erosion and sediment control.
  • Oversee daily cleanup operations by subcontractors, ensuring job sites remain orderly.
  • Coordinate the delivery of materials to the site.
  • Organize project work areas, including stockpile locations and construction access points.
  • Update and communicate construction schedules on a daily basis.
  • Ensure all subcontractor notifications are coordinated with the project manager.
  • Monitor inspections and testing conducted by subcontractors.
  • Supervise private testing processes for materials such as concrete and soils.
  • Manage the installation of private utilities including power and telecommunications.
  • Conduct weekly project meetings with subcontractors, documenting discussions for the project manager.
  • Process change order requests and communicate them to the project manager.
  • Verify material deliveries against purchase orders.
  • Track earthwork haul tickets and submit weekly reports to the project manager.
  • Ensure compliance with OSHA safety regulations among subcontractors.
  • Oversee the use and maintenance of company equipment.
  • Manage project closeout procedures, including as-builts and inspections.
  • Assist in the monthly review of invoices alongside the project manager.
  • Perform additional duties as assigned.

Qualifications
  • Education: Minimum of a high school diploma; a four-year degree is preferred.
  • Experience: At least 7 years in commercial construction, with comprehensive knowledge of multi-family and site development projects. Familiarity with building codes, OSHA regulations, and industry standards is essential.
  • Proficiency in Microsoft Office Suite, project management software, and budget estimation tools is required.
  • Strong scheduling and organizational skills are necessary.
  • Excellent written and verbal communication skills are essential for effective interaction with various stakeholders.
  • Strong interpersonal skills with the ability to engage with personnel at all levels.

Physical Requirements

The physical demands of this role require the ability to operate standard office equipment, including computers and telecommunication devices. Effective communication, both in person and via phone, is essential.
