Senior Construction Project Supervisor

The Commercial Construction Superintendent plays a pivotal role in overseeing daily operations at commercial and multifamily construction sites. This position ensures that subcontractors adhere to contractual obligations while maintaining compliance with budgetary constraints, site plans, and timelines. Acting as the primary liaison on-site, the Superintendent is integral to project success.
Key Responsibilities
- Examine project plans and specifications for discrepancies and communicate findings to the project manager.
- Uphold subcontractor agreements and enforce compliance among vendors.
- Track daily production and weather conditions, adjusting work schedules and safety measures as necessary.
- Organize construction stakeout, providing engineers with at least 48 hours' notice.
- Facilitate subcontractor operations, ensuring a minimum of 5 days' notice prior to the commencement of work, with updates every 48 hours.
- Conduct daily inspections for erosion and sediment control.
- Oversee daily cleanup efforts by subcontractors, including trash removal and site maintenance.
- Manage the scheduling and delivery of materials to the site.
- Coordinate designated project areas, including stockpiles, construction access points, and storage locations.
- Update and communicate construction schedules to the office on a daily basis.
- Collaborate with the project manager on subcontractor notifications.
- Supervise subcontractor inspections and testing processes.
- Coordinate private testing services for materials such as concrete and soil.
- Manage the installation of private utilities, including power and telecommunications.
- Conduct weekly project meetings with subcontractors, documenting discussions and outcomes for the project manager.
- Process change order requests and communicate them to the project manager.
- Verify material deliveries against purchase orders.
- Track and report earthwork haul tickets to the project manager weekly.
- Ensure compliance with OSHA safety regulations among subcontractors.
- Monitor the use and condition of company equipment.
- Oversee project closeout procedures, including as-built documentation, inspections, and punch lists.
- Assist in the monthly review of invoices in collaboration with the project manager.
- Perform additional duties as assigned.
Qualifications
- Education: Minimum of a high school diploma; a four-year degree is preferred.
- Experience: At least 7 years of experience in commercial construction, with comprehensive knowledge of commercial, multifamily, and site development projects. Familiarity with applicable building codes, OSHA regulations, and industry standards is essential.
- Proficiency in Microsoft Office, Project, plan take-offs, project budgeting, and estimating is required.
- Strong scheduling capabilities are necessary.
- Excellent written, verbal, and reading communication skills are essential for effective interpretation and transcribing of various communications.
- Strong interpersonal skills and the ability to engage with personnel at all levels are crucial.
