Role Summary

The Senior Vice President of Real Estate Operations will oversee the management and enhancement of our commercial real estate assets, primarily situated within our main campus, with potential oversight of additional properties. This leadership role involves crafting and executing strategies aimed at maximizing financial returns, mitigating risks, and ensuring the sustained economic viability of our property portfolio. The position also entails supervising the daily operations of the asset and property management division while upholding exceptional standards of tenant satisfaction.

Key Responsibilities:

  • Strategic Asset Management: Formulate and implement asset management strategies that align with our organizational objectives. Regularly evaluate the portfolio to uncover growth prospects.
  • Financial Oversight: Conduct financial assessments to gauge asset performance, cash flow, and return on investment. Manage budgeting and financial reporting to ensure fiscal responsibility.
  • Risk Assessment: Identify and address potential risks linked to asset management activities. Develop protective strategies for our investments.
  • Leadership Development: Guide and mentor a team of asset management professionals, including both in-house staff and third-party management firms.
  • Stakeholder Engagement: Maintain open lines of communication with internal and external stakeholders, providing updates on performance metrics and strategic initiatives.
  • Tenant Engagement: Cultivate positive relationships with tenants, addressing their concerns and ensuring their satisfaction.
  • Regulatory Compliance: Ensure adherence to local, state, and federal regulations, as well as industry standards. Manage insurance claims and financial reporting for affordable housing properties.
  • Portfolio Enhancement: Optimize the performance of the property portfolio, focusing on leasing, tenant relations, and maintenance operations. Develop policies to enhance operational efficiency.
  • Vendor Coordination: Oversee relationships with third-party vendors to guarantee high-quality and cost-effective services.
  • Technology Adoption: Stay abreast of industry advancements and integrate relevant technologies to streamline management processes.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, or a related discipline.
  • Proven experience in asset and property management, particularly in low-income housing sectors.
  • Familiarity with compliance standards such as LIHTC, HPD, HDC, HCR, and NYCHA.
  • Strong analytical skills in financial management and budget oversight.
  • Exceptional communication and negotiation skills.
  • Proficient in property management software and databases.
  • Knowledge of New York State and City regulations.

Preferred Qualifications:

  • Certification from recognized organizations such as Novogradac or Quadel.
