Job Title: Commercial Closing Paralegal

A commercial closing paralegal is needed to join our Homebuilder Services team. The preferred location is in Charlotte, North Carolina, but offices are available throughout North Carolina, South Carolina, and Atlanta, Georgia.

The ideal candidate would be warm, energetic, friendly, self-motivated, resourceful, and highly organized.

This is a full-time position offering health insurance, dental insurance, paid time off, and access to a 401K plan. A notary in the state of residence is preferred.

Key Responsibilities:

  • Ability to perform duties involved with commercial real estate transactions.
  • Work with clients to close transactions in a timely, efficient, and error-free manner.
  • Coordinate closings and communicate file status/needs with buyers, sellers, lenders, real estate agents, and builder closing teams.
  • Order/Distribute title commitments to required parties.
  • Prepare HUD-1 settlement statements and other required closing documents.
  • Receive and adhere to closing instructions from lenders and/or their counsel.
  • Collect all real estate taxes, homeowners' association (HOA) dues, and any delinquencies.
  • Collaborate with management to resolve curative matters such as clouds on title, legal description discrepancies, easements, lot splits, vesting, tax liens, judgments, bankruptcies, boundary disputes, encroachments, mortgage liens, UCC filings, and the like.
  • Secure all documents required for the successful close of escrow and issuance of title insurance.
  • Prior to disbursement: balance the file, confirm good funds, and verify the accuracy and completeness of all closing documents.
  • Manage the entire real estate closing/escrow process, including compliance with real estate contracts, lender instructions, title requirements, closing/escrow requirements, company requirements, and other written instructions.
  • Assist post-closing in the preparation and issuance of title policies.
  • Perform additional duties as assigned by manager.
  • Uphold necessary hours for continuing education to maintain Escrow Officer License in states where such is required.
  • Adhere to State and Federal regulatory requirements.
