We are currently seeking a Senior Analyst of Investment Sales (Commercial) to join our dynamic and high-performing Commercial brokerage team. The ideal candidate should possess prior experience in the commercial real estate sector, with a strong understanding of Commercial RE investments being highly desirable. The individual will collaborate closely with brokers on property valuations by underwriting and analyzing quantitative property data provided by clients. Key Responsibilities:
  • Demonstrate exceptional writing skills to effectively communicate clear messages regarding properties, submarkets, and opportunities for our marketing materials.
  • Underwrite income-generating assets utilizing Excel software, including:
    • Analyze historical operating statements, budgets, leases, and loan agreements, as well as current market conditions to establish financial underwriting assumptions.
    • Review, analyze, comprehend, abstract, and interpret various types of real estate documents.
    • Identify critical financial issues at the property level and suggest areas for value enhancement.
    • Prepare property evaluations and conduct sensitivity analyses.
  • Collaborate with team members to produce materials that empower top producers to forge new relationships, including gathering and tracking essential data points for research and business development.
  • Draft disposition proposals and offer memoranda for new or existing assignments in partnership with the marketing team and senior management.
  • Conduct market research specific to real estate and locations, assessing and summarizing tenant credit and financial statements.
Qualifications:
  • Bachelor's degree, preferably in Real Estate, Finance, Accounting, or related fields.
  • A minimum of 2 years of relevant experience, particularly in financial analysis within the Commercial Real Estate sector.
  • Proficiency in Microsoft Office Suite, especially Excel, is essential. Experience with ARGUS is required. Familiarity with Salesforce and Costar is preferred.
  • Able to thrive in a fast-paced environment while managing multiple tasks under tight deadlines.
  • Strong financial analysis capabilities, including a solid understanding of financial terms and principles crucial for real estate underwriting such as Discounted Cash Flow, IRR, NPV, Time Value of Money, Return on Equity, etc.
  • Experience in valuing income-producing properties is preferred.
  • Ability to comprehend, analyze, and interpret various real estate documents, including financial statements, loan documents, and deeds of trust.
  • Excellent verbal communication skills, with the ability to engage effectively and professionally with diverse internal and external stakeholders.
  • Attention to detail, strong organizational skills, and the capacity to manage multiple assignments with shifting priorities. A team player with a strong work ethic and a passion for the commercial real estate industry.
  • A complete real estate brokerage salesperson license is required within the first 120 days of employment.
