Fancy Apartments is actively seeking a dedicated Apartment Sales Consultant to contribute significantly to our expanding sales team. Our focus is on enhancing the Fancy Apartments brand by assisting clients in locating their ideal apartments throughout Houston.

The successful candidate will be tasked with contacting potential clients, providing tailored apartment listings, conducting follow-ups, and facilitating tours for warm leads generated by the company. Additionally, participation in our weekly market analysis, engaging in team meetings, and contributing to sales training and marketing initiatives will be essential.

We are looking for individuals with a solid background in real estate and sales, as well as strong communication skills, both written and verbal. Candidates lacking direct apartment locating experience should demonstrate a willingness to learn and adapt to our sales methodologies.

  • Reports To: Broker
  • Team Structure: Collaborates with Sales Team and Sales Team Manager

Job Overview:

  • Assist clients in identifying suitable apartment homes and ensure they are listed as referrals on applications.
  • Verify client move-in details for the billing department to facilitate invoicing.
  • Possess in-depth knowledge of the Houston rental market to effectively guide clients.
  • Utilize proficient sales techniques to lease a high volume of clients and drive sales growth.

Key Responsibilities:

  • Develop a comprehensive understanding of successful apartment locating practices.
  • Gain extensive knowledge of the rental market in Houston.
  • Timely outreach to company-provided warm leads via calls and texts.
  • Deliver apartment listings that align with client needs and exceed expectations.
  • Maintain consistent follow-up with clients, providing valuable insights at each interaction.
  • Assist numerous clients in finding their ideal apartment homes and ensure they are recognized as referrals.
  • Conduct tours of apartment communities with clients or facilitate guest-card registrations.
  • Confirm move-in arrangements with clients and the respective apartment communities.
  • Accurately submit confirmed deals to billing for proper invoicing and payment processing.
  • Employ effective sales strategies to streamline the sales process and close a high volume of deals.

Qualifications:

  • Must hold an active real estate license.

Preferred Experience:

  • Experience in apartment locating is preferred.

Essential Skills:

  • Strong phone and in-person sales abilities.
  • Clear verbal and written communication skills.
  • Effective follow-up techniques.
  • Proficiency in software applications including database management, client management, e-signature, and communication tools.
  • Content creation and marketing skills.

Work Schedule:

  • Flexible schedule, Monday through Sunday (1099 Contractor).

Work Environment:

  • Hybrid/Remote setting.
  • Reliable transportation to apartment communities is required.

  • Commission-based structure with an 80/20 split for self-generated leads and a 50/50 split for company-generated leads.
