Job Summary

The Land Development Manager is a key role in our organization, responsible for managing the land development program and directing activities such as roadway construction, water and sewer installation, earthwork, landscape, irrigation, and vertical construction. This position requires a strong background in land development, construction management, and project scheduling.


Key Responsibilities
  • Project Management: Responsible for the successful and timely delivery of new projects through the use of construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans, and permit compliance reports.
  • Team Collaboration: Work closely with Area Construction Managers and the Director of Construction to deliver completed, ready-to-build home sites.
  • Development Budgeting: Assist in the creation of development budgets during the entitlement process and value-engineer specific aspects of the project design.
  • Land Use and Development: Develop a working relationship with jurisdictional entities while maintaining land use and development rights.
  • Project Oversight: Oversee projects from permit approvals through construction, recording plat, final certification, and community turnover.
  • Field Operations: Oversee and manage all aspects of field operations related to land development, including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post-construction as-built, certifications, and compliance letters.
  • HOA Management: Responsible for HOA management, including quarterly meetings, budget analysis, and improvements to common open space.
  • Bond Maintenance: Responsible for bond maintenance and retrieval of all types of guaranty in use by the division.
  • Amenity Development: Work with all departments as needed to deliver amenity/recreation centers, common entry landscaping, and ensure proper marketing window.
  • SWPPP Management: Responsible for SWPPP management and compliance.
  • Financial Management: Regularly review project development budgets with the Director of Development for reconciliation.
  • Additional Duties: Perform additional duties as assigned by the Director of Land Development.

Requirements
  • Education: High School Diploma or equivalent required; Bachelor's degree in construction management, engineering, or similar program preferred.
  • Experience: Minimum 5 years of experience in land development.
  • Skills: Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software; detail-oriented and a problem-solver able to deal with complex situations.
  • Certifications: Valid Driver's License and good driving record; valid auto insurance coverage required.

Physical and Office/Field Presence Requirements

Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work in excess of eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move, and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.
