Key Responsibilities
  • Fiscal Management
    • Develop and execute operational budgets for the region, ensuring accurate financial reporting and bottom-line cash flow control.
    • Prepare and review monthly operating statements, identifying areas for improvement and implementing strategic plans to enhance performance.
    • Maximize operating efficiency and financial performance by developing and implementing cost-saving initiatives.
    • Assist in the development of collections strategies and implement a system to achieve 0% rent delinquency.
    • Oversee large capital projects, ensuring timely completion and effective communication with stakeholders.
  • Staff Leadership
    • Visit communities within the assigned portfolio a minimum of 3-4 times per week, providing guidance and support to site managers and staff.
    • Manage up to 10 sites, leading a diverse workforce and promoting a culture of excellence.
    • Direct and support personnel, providing clear and concise feedback and direction, as well as selection and staffing decision-making.
    • Work closely with back office and corporate support functions, including compliance, finance, and human resources.
    • Assess and complete team performance evaluations on an annual basis, identifying areas for growth and development.
  • Resident Relations and Customer Service
    • Engage with residents, responding to operational concerns and community initiatives, and promoting a positive living experience.
    • Refer residents to relevant services and agencies as needed, ensuring timely resolution of issues.
    • Collaborate with the team to develop and implement systems that provide excellent customer service, including prompt action to resolve complaints.
  • Adherence to PM Rules, Regulations, and Guidelines
    • Respond promptly to potential housing violations and liability concerns, ensuring transparency and effective resolution.
Requirements
  • At least 5 years of property management experience, with a proven track record of success in overseeing multiple sites.
  • Knowledge of LIHTC and Mixed-Use regulatory requirements, with the ability to apply this knowledge in a real-world setting.
  • Previous leadership experience, with a minimum of 5 years of experience in a management role.
  • Strong organizational skills, leadership, and business acumen, with a focus on customer satisfaction and fairness.
  • Ability to interact effectively with senior executives, business vendors, community associates, and investor contacts.
  • Intermediate skill level in Microsoft Office Suite (Word, Excel, PowerPoint), Yardi, Internet, and email.
