As a Property Manager, you will be responsible for overseeing the day-to-day operations of our properties, ensuring that they are well-maintained and that our residents are satisfied with their living experience.

Responsibilities:

* Conduct business in accordance with company policies and procedures, as well as applicable laws and regulations
* Ensure that all invoices are reviewed and approved, and coordinate with property owners to provide necessary funds for paying invoices
* Monitor delinquency status of monthly rents and communicate with owners as necessary
* Send demand letters, issue notices, and initiate eviction actions as needed
* Communicate with maintenance team members and keep owners informed of maintenance activities
* Participate in application approval process
* Assist owners with questions and explanations concerning financial statements
* Ensure that lease files are complete and that completion of leases is being executed properly
* Maintain records of management activity on a daily, weekly, and monthly basis
* Physically walk and inspect properties as needed
* Ensure that owner approval is secured prior to ordering maintenance or repairs
* Ensure security deposit dispositions are accurate and in accordance with state laws
* Conduct market surveys and provide feedback on property pricing
* Shop competition and be aware of neighborhood market conditions
* Show available properties to prospective tenants and negotiate lease terms
* Facilitate lease renewal process

Requirements:

* Valid driver's license in CA
* Valid real estate salesperson license in CA
* Single-family residential property management experience
* 2-3 years of residential property management experience
