The Senior Project Manager oversees comprehensive project administration, ensuring adherence to all contractual obligations, agreements with trade partners, purchase orders, and risk mitigation strategies. This role is pivotal in managing work performance, quality assurance, and the overall progress of the team in alignment with the project timeline.

Key Responsibilities

Team Leadership: Direct and engage with BE&K Field Supervision, subcontractors, and vendors to facilitate adherence to the Project Schedule while representing BE&K with stakeholders including owners, architects, consultants, and government authorities.

Financial Oversight:

  • Generate detailed forecasts of Cost-to-Complete, identifying potential financial exposures.
  • Ensure the project team meticulously tracks costs associated with field directives and back charges for accurate forecasting.
  • Conduct in-depth analyses of line-item exposures, particularly for unit price contracts.
  • Adhere to the Forecasting Calendar for timely completion of financial forecasts.
  • Educate the project team on Standard Operating Procedures for budget updates.

Change Management:

  • Mandate consistent tracking of all Proposed Change Order (PCO) items by the project team.
  • Provide owners with current status reports on changes.
  • Ensure the project team produces a monthly Owner Change Order (OCO).
  • Work to recover legitimate general contractor costs associated with owner changes.
  • Monitor all Contract Allowances and submit Change Order Requests (COR) as necessary.

Project Closure:

  • Develop an effective Close-out Plan early in the project, focusing on the collection and organization of Contract close-out documents.
  • Utilize the Work List System to manage the completion of project phases.
  • Train field staff on the close-out process.

Payment Management:

  • Ensure project team submits completed pay requisitions to the owner by the first of each month.
  • Create a comprehensive Schedule of Values.
  • Implement a structured process for timely payment collection and efficient payment to subcontractors.

Cash Flow Management:

  • Maintain consistent oversight of project cash flow to ensure fiscal responsibility throughout the project lifecycle.
  • Develop a robust Schedule of Values to support a strong cash flow position.
  • Review subcontractors' initial Schedule of Values to prevent overpayment.
  • Examine subcontractor/vendor requisitions to avoid payment of unsigned or unfunded Change Orders.
  • Update the cash model for the owner to prevent unexpected financial issues.

Meeting Coordination:

  • Establish a regular meeting schedule for the project team to enhance communication and problem-solving.
  • Follow established procedures for focused meetings, including PM/PE, OAC's, and subcontractor coordination sessions.

Contract Management:

  • Ensure the project team compiles and maintains comprehensive Project Logs, periodically reviewing for accuracy.
  • Conduct monthly focus meetings to assess the maintenance of these logs and identify potential issues.

Subcontractor Engagement:

  • Foster a "Firm but Fair" approach to subcontractor relationships.
  • Encourage professionalism and organization within subcontractor interactions.
  • Address performance issues with subcontractors promptly to mitigate delays.

Schedule Oversight:

  • Collaborate with the Superintendent to create a clear and accurate baseline Contract Schedule.
  • Monitor events and changes in the schedule to manage and prevent delays.
  • Guide the project team to focus on critical path elements to avoid non-excusable delays.
  • Provide written monthly updates of the Contract Schedule to the owner.
  • Take necessary actions with subcontractors affecting the schedule.
  • Assist in developing procurement schedules and writing monthly schedule narratives.

Risk Assessment:

  • Complete the buy-out process efficiently to ensure timely work flow and prevent budgetary issues.
  • Issue timely notifications to owners and subcontractors as needed.
  • Act swiftly when a subcontractor's performance may impact the project.
  • Complete the submittal and coordination process within a 180-day timeframe.
  • Educate the project team on effective risk management practices.

Owner Relations:

  • Build a trusting and professional rapport with the owner.
  • Keep the owner informed of significant matters to avoid surprises.
  • Aim to secure a strong letter of recommendation from the owner.
  • Lead the implementation of the Quality Management Program on the project.
  • Participate in quality inspections as work progresses.
  • Utilize mock-ups to establish quality expectations as outlined in the Quality Management Program.

Team Development:

  • Foster a collaborative and synergistic team environment.
  • Set work ethic standards for the team and establish clear expectations.
  • Organize team-building events and training sessions for staff development.
  • Address personal conflicts among team members promptly.

Training and Mentorship:

  • Oversee the training and development of staff to support their career advancement.

Qualifications

  • Bachelor's degree in Construction Management or Engineering preferred.
  • Over 10 years of experience in Commercial Construction Project Management.
  • Proven business acumen with a track record of achieving profitability and maintaining strong client relationships.
  • Exceptional organizational skills and attention to detail.
  • Strong sense of urgency and initiative with the ability to navigate complex issues.
  • Excellent problem-solving abilities and decisive action-taking skills.
  • Strong leadership and communication skills, adept at conflict resolution.
