Position Summary
The Mortgage Loan Specialist is a key player in our organization, engaging in various activities that directly support our production operations.

Key Responsibilities
Under moderate supervision, the primary responsibilities include:

  • Establishing and maintaining quality relationships with borrowers by managing the origination process of applications and loan disclosures.
  • Reviewing files to ensure compliance with underwriting standards and ensuring the completeness of submissions to processing.
  • Contacting borrowers to gather necessary documentation and serving as a liaison between origination staff, underwriters, and clients.

Essential Functions
Responsibilities include:

  • Accurately completing the 1003 application form.
  • Collecting required documentation from borrowers, including:
    • 30-day pay stubs
    • Two years of tax returns
    • Last two years of W-2s
    • Letters of Explanation for employment gaps
    • Two months of bank statements
  • Providing a comprehensive needs list and completing the application during the initial contact with the borrower.
  • Ensuring timely acquisition of executed disclosures in accordance with regulations.
  • Obtaining accurate Automated Underwriting System (AUS) findings.
  • Analyzing credit reports and financial scenarios to determine suitable loan products.
  • Calculating and communicating loan pricing and fees to the operations team.
  • Submitting a complete loan package for processing.

Note:
Processing will not commence without a complete loan file, which includes a completed application, signed disclosures, and at least 80% of the required documentation for underwriting approval.

Additional Responsibilities
Locking in rates, reviewing Closing Disclosures to ensure fees and cash at closing align with commitments, and addressing any discrepancies with the processing team and branch management.

Resolving issues throughout the production and underwriting process, providing administrative support in preparing loan applications with supporting documentation, and managing client and referral partner databases.

Customer Service
Responding to customer inquiries regarding rates, products, and loan application statuses to ensure high-quality service.

Qualifications
Applicants should possess:

  • A high school diploma or equivalent.
  • A minimum of two years of experience in mortgage lending or a related field.
  • An active NMLS License.
  • Strong organizational skills and the ability to manage multiple priorities.
  • A commitment to delivering exceptional customer service with patience and professionalism.
  • Proficiency in data entry, PDF software, Microsoft Word, and Excel.
  • Excellent verbal and written communication skills.

Supervision
This role requires intermittent to low supervision, depending on experience, and the ability to apply sound judgment in executing core responsibilities.

Work Environment
The position is primarily sedentary, with mobility within an office setting. Frequent use of a computer keyboard and mouse is required, along with the ability to accurately interpret sounds and visual information.
