Key Responsibilities:

  • Conducts regular upkeep of both the interior and exterior of the property.
  • Coordinates with vendors and contractors for necessary repairs and urgent issues that exceed routine maintenance tasks.
  • Keeps a detailed log of maintenance activities and schedules for upcoming services.
  • Ensures a safe working environment by identifying and addressing unsafe conditions.
  • Maintains a conducive atmosphere to meet residents' service expectations.
  • Follows the preventative maintenance schedule for the community.
  • Executes minor repairs and replacements in carpentry, electrical systems, HVAC, plumbing, mechanical work, painting, flooring, and other minor building tasks as per daily work orders, provided no permits are required.
  • Completes all necessary documentation and work orders using the KWPMC work order system.
  • Assists with physical tasks, such as lifting or moving heavy items, as directed by the Chief Maintenance Engineer or Property Manager, adhering to safety protocols.
  • Regularly inspects mechanical systems and equipment to ensure optimal performance and maintenance.
  • Monitors and adjusts controls for building systems, including air conditioning and heating.
  • Periodically checks common areas to ensure cleanliness and aesthetic appeal.
  • Reports any issues, including those outside of listed responsibilities, to the Chief Engineer or Maintenance Supervisor.
  • Keeps assigned equipment in excellent working condition.
  • Adheres to all safety standards and regulations while performing tasks to maintain a secure work environment.
  • Utilizes new equipment properly and follows safety procedures before operation.
  • Responds promptly to emergency maintenance requests as needed.
  • Assists in maintaining records of scheduled maintenance activities.
Work Environment:
This role involves both indoor and outdoor work at a residential property, with noise levels ranging from moderate to loud.
Physical Requirements:
The physical demands outlined here represent those necessary for an employee to successfully fulfill the essential functions of this position. The employee is expected to walk throughout most of their shift.
The role requires the ability to sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 30 pounds.
Manual dexterity, auditory and visual skills, and the capacity to follow written and verbal instructions are essential.
The position necessitates climbing stairs and ladders, working at heights, and the ability to detect auditory and/or visual emergency signals. Noise levels in the work environment may vary, typically moderate but occasionally loud.
Position Type and Hours:
This is a non-exempt (hourly) position.
Workdays and hours will be determined by the property and will align with the needs of the community. This schedule may be adjusted to meet business requirements.
Travel:
No travel is anticipated for this role.
Required Qualifications:
  • A minimum of two (2) years of general experience in building trades, repair, and maintenance.
  • Ability to respond to and manage emergency situations promptly (within 30 minutes) and may be required to address emergencies after hours.
  • Strong written and verbal communication skills.
  • Additional trade experience and certifications may be necessary at certain locations.
Supervision:
The employee will report directly to the Chief Engineer or Maintenance Supervisor of the community.
In the absence of a Chief Engineer or Maintenance Supervisor, the employee will report to the Property Manager.
