Regularly inspects mechanical systems and equipment to ensure optimal performance and maintenance.

Monitors and adjusts controls for building systems, including air conditioning and heating units.

Conducts routine inspections of common areas to maintain cleanliness and aesthetic appeal.

Reports any issues, including those outside the defined responsibilities, to the Chief Engineer or Maintenance Supervisor.

Keeps assigned equipment in good working order.

Adheres to all safety standards and regulations set by State, Federal, and Company guidelines to maintain a secure work environment.

Utilizes new equipment properly and follows safety procedures prior to use.

Responds promptly to emergency maintenance requests as needed.

Assists in maintaining records of scheduled maintenance activities.

Work Environment

This role involves both indoor and outdoor work at a residential property, with a moderate to loud noise level.

Physical Requirements

The physical demands outlined here represent those that must be met by an employee to successfully perform the essential functions of this position.

The employee is expected to walk throughout most of their shift and may need to sit, stand, reach, lift, bend, kneel, stoop, climb, push, and pull items weighing up to 30 pounds. Manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions are essential. The role requires climbing stairs and ladders, working at heights, and being able to detect auditory and/or visual emergency alarms. Noise levels in the work environment may vary from moderate to loud.

Position Type and Hours

This is a non-exempt (hourly) position. Workdays and hours will be determined by the property and will align with the needs of the association, subject to change.

Travel Requirements

No travel is anticipated for this position.

Qualifications

A minimum of two (2) years of general experience in building trades, repair, and maintenance is required.

The ability to respond to emergency situations promptly (within 30 minutes) is essential. After-hours availability for emergencies may be required.

Strong written and verbal communication skills are necessary.

Additional trade experience and certifications may be required at certain locations.

Supervision

The employee will report directly to the Chief Engineer or Maintenance Supervisor of the community. In the absence of these roles, the employee will report to the Property Manager.
