This opportunity is ideal for candidates proficient in various areas, including painting, plumbing, electrical work, appliance repair, carpentry, landscape maintenance, and irrigation systems. The candidate will be responsible for maintaining the community's visual appeal to create an inviting environment. Additionally, the candidate must possess the ability to impart knowledge to fellow team members.

Successful candidates will demonstrate a commitment to addressing residents' customer service needs through clear and compassionate communication. They should be capable of working independently with a sense of urgency and a solutions-oriented mindset. Qualified candidates must exhibit strong organizational skills to prioritize daily tasks effectively.

Certifications may be required to manage HVAC and pool maintenance responsibilities.

This position may involve travel and work at various communities as needed within specific regional portfolios.

Compensation for this role will be commensurate with the candidate's experience.

Key Responsibilities:
  • Adhere to policies, standards, schedules, service requests, logs, contracts, warranties, and instructions.
  • Recruit, train, and supervise the Maintenance Department staff, ensuring safety training and compliance with quality standards.
  • Participate in annual planning, recommend maintenance budget levels, and assist in vendor selection and negotiations.
  • Establish and modify maintenance schedules to meet company standards and changing conditions.
  • Track service requests in the computer system and resolve overdue issues.
  • Maintain accurate maintenance documentation, including EPA logs and asset inventories.
  • Monitor inventory levels of parts and supplies, ensuring proper storage and organization.
  • Conduct inspections and orient new residents regarding unit operations.
  • Participate in maintenance activities, including general upkeep of grounds and facilities.
  • Respond to escalated repair issues and determine necessary actions.
  • Implement special projects to enhance property aesthetics and safety.
  • Maintain property grounds and facilities, addressing safety hazards and damage.
  • Prepare periodic reports related to maintenance activities.
  • Be available for on-call duties, including nights and weekends.
Qualifications:

Knowledge and Experience:
  • Proficient in mathematics and the analytical interpretation of complex drawings and manuals.
  • High School Diploma or GED Equivalent required.
  • Trained in specialized trades, with knowledge of mechanical, electrical, HVAC, and plumbing systems.
  • Certifications such as Certified Pool Operator and EPA may be necessary.
  • Ability to communicate effectively in English for safety and productivity.
  • A minimum of five years of experience is required to be fully familiar with necessary techniques and work routines.
