Facilities Operations Supervisor

Role Overview

This position mandates on-site presence.

Key Responsibilities:

  • Oversee and manage property operations and personnel as per JLL's established standards and protocols.
  • Develop, execute, and uphold comprehensive site services, performance metrics, processes, and quality benchmarks.
  • Innovate service offerings, assist in reducing delivery costs, and collaborate with suppliers to enhance operational efficiency and facility experience.

Facilities Management:

  • Provide strategic leadership for the effective operation and maintenance of all facility systems, including electrical, mechanical, structural, and safety protocols.
  • Utilize data analytics to identify trends and proactively address potential issues within the client environment.
  • Demonstrate success in engaging with senior management, vendors, and various organizational levels.
  • Employ data-driven insights for effective communication and decision-making.
  • Conduct regular site inspections to evaluate service levels.
  • Perform additional tasks as assigned.

Project Commissioning:

  • Lead the development and execution of the Startup Plan for assigned projects.
  • Assist in creating the overall Startup Schedule.
  • Identify key internal teams, vendors, and subcontractors.
  • Ensure all necessary documentation and materials are prepared for successful system startups.
  • Encourage innovative solutions to enhance performance.
  • Collaborate with clients and vendors to finalize OAT/FAT certificates, warranties, and other essential documentation.
  • Manage client invoicing and procurement processes to adhere to budgetary commitments.
  • Guide the team in achieving performance goals through KPIs.

Vendor Management:

  • Monitor work requests from JLL, clients, and vendors closely.
  • Continuously enhance vendor quality and service while minimizing costs.
  • Hold vendors accountable for delivering high-quality services as per contractual obligations.
  • Ensure accurate invoice submissions from vendors.

Client Relations:

  • Foster and maintain positive relationships with clients.
  • Communicate professionally with clients and all stakeholders.
  • Resolve conflicts and analyze solutions effectively.
  • Exhibit a genuine service-oriented approach focused on enhancing the customer experience.

Compliance:

  • Manage contract compliance and quality assurance.
  • Oversee JLL Engineering compliance initiatives.
  • Ensure familiarity with applicable codes and standards.

Budgeting and Reporting:

  • Prepare detailed operational budgets.
  • Generate regular and ad-hoc reports.
  • Manage team and vendor compliance with budgeting requirements.
  • Analyze team purchasing to minimize expenditures.

Qualifications:

  • Bachelor's Degree in a relevant field or equivalent experience.
  • 7-10 years of pertinent experience in commercial real estate or facilities management.
  • Strong technical expertise in building systems.
  • Ability to prioritize and manage multiple responsibilities.
  • Self-driven with the capability to work independently.
  • Financial acumen for budget management.
  • Knowledge of Mechanical, Electrical, Plumbing, and BAS systems.
  • Proficient in Microsoft Suite.
