Position Responsibilities

Key Duties:

  • Diagnose and execute all necessary electrical, drywall, painting, plumbing, and appliance repairs to effectively fulfill work order requests.
  • Address resident service requests promptly, typically within 24-48 hours of submission.
  • Maintain awareness of budgetary limits and manage materials accordingly.
  • Ensure that grounds are well-kept and actively participate in maintaining cleanliness by picking up litter, reporting hazards, and notifying management of any lease violations.
  • Exhibit exceptional attention to detail regarding both interior and exterior conditions to enhance property aesthetics.
  • Identify and act on routine maintenance or replacement needs.
  • Assist with unit preparations and remain aware of move-in and move-out schedules throughout the month.
  • Contribute to cleanliness efforts in common areas such as the clubhouse, lobby, fitness center, pool area, vacant units, model units, and other property locations.
  • Deliver outstanding customer service while completing work orders or performing other property-related tasks.
  • Document all necessary property operations (e.g., freon refills, work order completions) accurately and promptly in the designated log book or software.
  • Maintain a solid understanding of Fair Housing laws, rules, and regulations pertinent to apartment management.
  • Ensure trash receptacles are clear of loose debris, bulk items, and any potential hazards.
  • Be available to work a flexible schedule, including weekends and on-call hours for emergency situations, responding to on-call emergencies immediately.
  • Complete any additional training or virtual education assigned through the Gracehill platform.
  • Perform any other tasks assigned by the Property Manager, Maintenance Supervisor, or other upper management personnel.
  • Have the physical capability to lift heavy equipment and items, such as appliances and discarded furniture.

  • Must have a valid driver's license and reliable transportation.
