Job Overview

Position Title: Leasing Agent

Reports To: Property Manager

Employment Status: Full/Part Time / Hourly / Non-Exempt

Position Summary:

The Leasing Agent serves as the primary sales representative for the community, responsible for welcoming clients, showcasing the features and advantages of the community, and securing lease agreements from qualified applicants.

Key Responsibilities:
  • Conduct all operations in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all applicable Federal and State laws.
Marketing and Leasing Duties:
  • Foster a professional and welcoming atmosphere in the leasing office and communal areas.
  • Perform daily inspections of model units and available apartments to ensure cleanliness and readiness.
  • Handle incoming calls effectively, addressing client inquiries, resident concerns, and service requests, and transferring calls to management when necessary.
  • Engage with prospective residents to assess their needs and preferences, presenting the community and specific apartments while highlighting features and benefits.
  • Update online listings weekly to reflect current market rates.
  • Stay informed about local market trends and conditions.
  • Provide marketing suggestions to the property manager to enhance community visibility and resident satisfaction.
  • Occasionally engage in outreach efforts to nearby businesses and organizations.
  • Coordinate lease renewals throughout the month, including sending notifications and scheduling discussions with residents.
Administrative Responsibilities:
  • Accurately complete lease applications, assist with verification processes, and inform prospective residents of outcomes.
  • Prepare various resident communications as needed.
  • Complete all necessary lease documentation and manage rent and deposit collections.
  • Maintain accurate records of client interactions and follow up with thank-you notes.
  • Inspect the community during site visits, ensuring cleanliness and reporting maintenance needs.
  • Oversee move-out inspections and vacancy assessments.
  • Monitor office supply inventory and report needs to the property manager.
  • Organize and file essential reports, leases, and documentation.
  • Participate in corporate meetings as required.
  • Assist management in preparing weekly reports, resident communications, and market surveys.
General Expectations:
  • Perform additional tasks as assigned by the Assistant Manager, Property Manager, or Regional Property Manager.
Qualifications:
  • Strong leasing and closing skills, along with basic computer and organizational abilities, are essential.
  • Work hours typically total 40 hours per week, with a flexible schedule that may include weekends.
Driving and Travel Requirements:
  • May require inspecting the apartment community and surrounding areas, banking trips, and visits to the corporate office.
  • Possession of a valid driver's license and current automobile insurance is necessary.
