Position Overview

The Property Leasing Consultant plays a pivotal role in showcasing and leasing a newly developed community to potential residents. This position involves leasing apartments, delivering exceptional customer service, and engaging in the community's marketing efforts. The Consultant collaborates closely with the property management team to meet leasing objectives set for the property and align with the goals of J.F. Shea. The compensation for this role is competitive, with additional eligibility for various incentive programs. Key Responsibilities
  • Participate in daily team meetings.
  • Inspect and prepare model units and available apartments to ensure they meet presentation standards. Ensure the leasing office is ready for business each day.
  • Respond to inquiries via phone and email promptly.
  • Manage online leads and follow up with potential residents.
  • Create and post online advertisements regularly.
  • Adhere to pricing strategies as directed by management.
  • Conduct personalized tours for prospective residents, understanding their needs and qualifications.
  • Market and promote the apartment community actively.
  • Engage in off-site marketing to attract new clients.
  • Maintain accurate records of all inquiries and leasing activities.
  • Prepare welcome packages and assist new residents with lease documentation.
  • Monitor the application process in compliance with relevant guidelines.
  • Conduct thorough apartment walkthroughs upon move-in.
  • Gather and analyze competitive market data regularly.
  • Complete routine reports and share insights with the management team.
  • Ensure all leasing procedures are finalized at the end of each week.
  • Support resident retention efforts, including lease renewals.
  • Perform additional duties as assigned, which may vary based on community size.
  • Collaborate with management to set and achieve leasing goals.
Qualifications
  • Strong written and verbal communication skills.
  • Minimum of six months of experience in sales or customer service, preferably in property management, hospitality, or retail.
  • Experience in apartment leasing is preferred.
  • Familiarity with Microsoft Office Suite.
  • Knowledge of Yardi software is a plus.
  • Excellent time management and organizational skills.
  • High School diploma or equivalent required; college degree preferred.
Work Environment

The Property Leasing Consultant operates on-site at a new apartment community, regularly interacting with customers, residents, and vendors. The work schedule may vary, typically from morning to evening, including weekends. Flexibility in availability is essential to meet the property's needs. Occasional travel may be required.

Physical Requirements

This role requires frequent standing, walking, sitting, and the use of hands for various tasks. The ability to lift and move items up to 25 pounds may be necessary. Driving may be required as part of the job duties.
