Job Overview

Position Title: Leasing Consultant

Reports To: Property Manager

Employment Status: Full/Part Time / Hourly / Non-Exempt

Position Summary:

The Leasing Consultant serves as the primary sales representative for the community, tasked with welcoming clients, showcasing the features and advantages of the property, and securing lease agreements from qualified individuals. This role is centered around exceptional customer service, ensuring that current residents feel valued and comfortable within their community.

Key Responsibilities:
  • Conduct all activities in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all applicable Federal and State laws.
Marketing and Leasing Duties:
  • Foster a professional and welcoming atmosphere in the leasing office and communal areas.
  • Regularly inspect model units and available apartments to ensure they are clean and presentable.
  • Handle incoming phone inquiries, addressing each call appropriately, whether from prospective clients or current residents.
  • Engage with potential residents, assess their needs and preferences, and effectively present the community and specific apartments, highlighting their features and benefits.
  • Update online listings weekly to reflect current market rates.
  • Stay informed about local market trends and conditions.
  • Provide marketing suggestions to the property manager to enhance community visibility and resident satisfaction.
  • Occasionally conduct outreach to nearby businesses and organizations.
  • Coordinate lease renewals, including sending notifications and scheduling discussions regarding renewal terms.
Administrative Responsibilities:
  • Accurately complete lease applications, assist with verification processes, and inform prospective residents of outcomes.
  • Prepare various resident communications as needed.
  • Complete all lease documentation and manage rent and deposit collections.
  • Maintain detailed records of client interactions and follow up with thank-you notes.
  • Conduct physical inspections of the community, ensuring cleanliness and reporting maintenance needs.
  • Monitor office supply inventory and communicate needs to the property manager.
  • Organize and file essential reports, leases, and documentation.
  • Participate in corporate meetings as required.
  • Assist the Property Manager and Assistant Manager with weekly reports, resident communications, and market surveys.
General Expectations:
  • Perform additional tasks as assigned by the Assistant Manager, Property Manager, or Regional Property Manager.
Qualifications:
  • Strong leasing and closing skills, along with basic computer and organizational abilities, are essential.
  • Work hours typically total 40 hours per week, with a flexible schedule that may include weekends.
Driving and Travel Requirements:
  • May involve inspecting the apartment community and surrounding areas, visiting the bank, and attending the corporate office.
  • Possession of a valid driver's license and current automobile insurance is required.
