EMPLOYMENT STATUS: Full/Part Time / Hourly / Non-Exempt

Position SummaryThe Leasing Consultant serves as the sales representative for the community, primarily responsible for welcoming clients, showcasing the features and advantages of the community, and securing lease agreements from qualified applicants. This role emphasizes exceptional customer service, ensuring that current residents feel valued and comfortable within their community.
Key Responsibilities- Conduct all operations in compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all applicable Federal and State laws.
- Foster a professional and welcoming atmosphere in the leasing office and communal areas.
- Perform daily inspections of model units and available apartments to ensure cleanliness and readiness.
- Handle incoming phone inquiries effectively, addressing client needs, resident concerns, and service requests, and directing calls to the appropriate personnel when necessary.
- Engage with prospective residents to assess their needs and preferences, and professionally present the community and specific apartments, highlighting key features and benefits.
- Regularly update online listings to reflect current market pricing.
- Stay informed about local market trends and conditions.
- Contribute marketing ideas to enhance community visibility and improve resident satisfaction.
- Occasionally participate in outreach efforts to local businesses and organizations.
- Coordinate lease renewals, including sending notifications and scheduling discussions regarding renewal terms.
- Accurately complete lease applications, assist with verification processes, and communicate results to prospective residents.
- Prepare various resident communications as needed.
- Complete all lease documentation and process rents and deposits.
- Maintain Guest Card records for all clients, send follow-up communications, and express gratitude.
- Conduct physical inspections of the community, report maintenance needs, and oversee move-out inspections.
- Manage office supply inventory and report requirements to the Property Manager.
- Organize and file essential reports, leases, and documentation.
- Attend corporate meetings as required.
- Assist the Property Manager and Assistant Manager with weekly reports, resident communications, and market surveys.
- Perform additional tasks as assigned by the Assistant Manager, Property Manager, or Regional Property Manager.
- Strong leasing and closing skills, along with basic computer and organizational abilities, are essential.
- Standard work hours are generally 40 hours per week, with flexibility required, including weekends.
- May involve inspecting the apartment community and surrounding areas, banking trips, and visits to the corporate office.
- May require operating a property golf cart to show residences to potential clients.
- A valid driver's license and current automobile insurance are mandatory.
