Building Operations Supervisor

About Us: Breaking Ground is dedicated to ensuring that everyone has a place to call home. We manage nearly 4,000 housing units throughout New York City, as well as properties in upstate New York and Connecticut. Our approach combines affordable housing with supportive services, creating a sustainable solution for those facing chronic homelessness.

Our initiatives extend beyond just providing shelter. Through programs like Street to Home and transitional housing, we actively assist individuals experiencing homelessness, particularly those who have been on the streets for extended periods, in finding and maintaining permanent housing.

Position Overview: The Building Operations Supervisor plays a crucial role in overseeing daily building management operations. Reporting to the Assistant Director of Facility Maintenance, this position is responsible for supervising the Maintenance Department staff and ensuring a safe, clean, and well-maintained living environment for all residents.

Key Responsibilities:

  • Oversee daily building operations and manage maintenance and housekeeping teams.
  • Handle complex building management systems, including heating and unit turnover processes.
  • Coordinate maintenance services with contractors and ensure compliance with safety standards.
  • Manage the work order system, ensuring timely completion of tasks.
  • Assist in preparing for annual inspections by relevant regulatory agencies.
  • Address tenant maintenance concerns through effective communication.
  • Respond to emergency situations and resolve issues promptly.
  • Maintain logs for inspections and ensure adherence to all building codes.
  • Perform additional duties as assigned.

Qualifications:

  • High School Diploma, GED, or Trade School Certification is required.
  • A minimum of 3 years of experience in building trades or a related field.
  • Supervisory experience is preferred.
  • Experience with Computerized Maintenance Management Systems (CMMS) is necessary.
  • Proficiency in Microsoft Office Suite and property management software is advantageous.
  • Basic skills in plumbing, electrical work, carpentry, and drywall application are required.
  • Certifications in Fire Sprinkler, Standpipe, and Fire Alarm Systems are mandatory.
  • Ability to communicate effectively in English and work with a diverse population.
