Position Overview
Under the guidance of the Regional Manager, the Community Operations Manager plays a pivotal role in overseeing all facets of community management.

Key Responsibilities
- Supervise and mentor all community staff members.
- Ensure compliance with all tax credit regulations.
- Uphold customer service and leasing standards.
- Address resident inquiries promptly and effectively, providing solutions to resolve issues.
- Direct all marketing initiatives.
- Assist in the preparation of documentation for new and renewal lease agreements.
- Determine lease renewal rates and manage the distribution of renewal letters to secure renewals.
- Recommend adjustments to rental rates or concessions to the Regional Manager to enhance rental activity.

Financial Oversight
- Review resident files and financial records to identify unpaid or overdue fees, communicate with residents regarding outstanding balances, implement collection procedures, and enforce lease agreements to maximize revenue.

Reporting Duties
- Prepare weekly and monthly reports, including 3-day demands, delinquency updates, additional income tracking, utility monitoring, move-in/move-out inspections, invoices, and final security deposit disposition reports, along with any other reports requested by the Regional Manager.

Community Engagement
- Organize resident activities, create newsletters, and maintain programs aimed at enhancing resident loyalty and retention.

Continuous Improvement
- Identify opportunities for enhancement and work towards improving the efficiency, productivity, and profitability of the community.

Market Research
- Conduct competitive analysis at least quarterly to ensure rental rates, concessions, and security deposits align with market conditions.

Daily Operations
- Collect, post, and deposit rents, security deposits, and other community income on a daily basis.
- Lead the management of budgeted occupancy, collections, and expenses.

Qualifications
- A minimum of three (3) years of experience as an onsite Community Manager or Assistant Community Manager in multi-family housing, hospitality, or a related field.
- High school diploma or equivalent required; college education, CAM or ARM certification preferred.
- Housing Credit Certified Professional (HCCP) designation preferred for LIHTC properties.
- Certified Occupancy Specialist (COS) designation preferred for Section 8 properties.
- At least one year of experience in LIHTC communities.
- Valid driver's license required.
