Job Description

Commercial Property Manager

Benderson Development Company, LLC is a leading real estate company with a diverse portfolio of properties across the United States. We are seeking a highly skilled Commercial Property Manager to join our team.

Key Responsibilities:

  • Manage a portfolio of commercial properties, ensuring that daily operations are executed in accordance with company standards.
  • Serve as the primary interface for tenants, enforcing lease terms and addressing concerns and requests in a timely manner.
  • Maintain annual budget oversight and execute capital improvement plans to enhance property value.
  • Coordinate repair and upgrades to existing facilities, partnering with the construction department on new construction or tenant buildouts.
  • Create scopes of work for bid purposes, obtain estimates, review and negotiate contracts, and oversee work to ensure it meets tenant/company requirements.
  • Perform regular inspections of properties, maintaining an excellent exterior appearance and ensuring that common areas meet landlord obligations.
  • Understand emergency management policies for property management, including plumbing, electrical, telephone, fire, law enforcement, and lighting.
  • Provide direction to maintenance staff, supervising, training, and monitoring their work.
  • Correspond with local municipal authorities regarding notices and enforcement of local ordinances and codes.
  • Issue purchase orders and approve invoices, providing support documentation to expedite the voucher process.
  • Perform pre/post vacancy tenant inspections and serve as a liaison between BDC and the public and tenants.

Requirements:

  • Excellent organizational, written, and communication skills.
  • Minimum of 3 years experience in commercial multi-property management or management of a complex single commercial property.
  • Understanding of construction and good working knowledge of mechanical, electrical, and plumbing disciplines.
  • English/Spanish strongly preferred.

Physical Requirements:

  • Active driver's license.
  • Normal dexterity required in a construction and office environment, including hand-eye coordination, walking, sitting, standing, alertness, and answering phones.
  • Computer input; may require lifting of materials or boxes weighing up to 50 pounds.
  • Much sitting and driving for extended periods of time to get to locations and walking to perform inspections of locations.
