Property Accountant

Sun Communities is seeking a dedicated Property Accountant to join our Accounting team, where you will play a vital role in supporting our diverse communities and resorts through various accounting functions while delivering outstanding customer service.

POSITION SUMMARY

In the role of Property Accountant, you will collaborate closely with the Divisional Vice President to prepare, review, and reconcile financial data for your designated communities and resorts. Your responsibilities will include making adjusting journal entries to the general ledger to ensure that financial statements accurately represent the operations of each community or resort. Furthermore, you will assist in the preparation of consolidated financial statements, maintain the corporate general ledger, and prepare or analyze special reports as required.

KEY RESPONSIBILITIES

  • Analyze and review financial outcomes from field operations.
  • Ensure accurate accounting of all operational functions affecting property profit and loss.
  • Identify opportunities for process improvement; develop and implement training and communication strategies to enhance financial operations.
  • Validate the accuracy of transactions processed by Community/Resort Managers by reviewing End of Month property reports; prepare adjusting journal entries for each community/resort to ensure financial statements reflect actual operations.
  • Support the Divisional Vice President in addressing inquiries related to the monthly financial performance of each community/resort and provide analysis of actual versus budget variances.
  • Analyze and reconcile activities in specific balance sheet accounts, including cash, prepaid expenses, accrued receivables/payables, and other assets/liabilities; prepare adjusting journal entries and schedules as necessary.
  • Review and authorize all Accounts Payable invoices for correct general ledger coding and compliance with GAAP accounting standards.
  • Prepare work papers for quarterly reviews and annual audits as assigned.
  • Conduct complex, multi-entity tasks that involve research and reconciliation of accounting data.
  • Take a proactive role in coordinating accounting-related matters across departments and identify procedures to support growth and new business initiatives.
  • Establish or participate in committees to address issues; create written procedures for new policies and train affected team members.
  • Assist with the maintenance of the corporate general ledger and the preparation of consolidated financial statements.
  • Collaborate with debt and investor relations team members to resolve inquiries at the property level.
  • Proactively review and identify additional accruals.
  • Review community activities; understand and support the preparation of community capital expenditure budgets, including reviewing overages, approving job openings, assisting with fund movements, and working with Divisional & Regional Vice Presidents to understand community funding allocations.
  • Conduct return on investment analyses for expansion projects.
  • Perform other duties as assigned.

QUALIFICATIONS

  • Bachelor's degree in Business, Accounting, or a related field.
  • A minimum of 2 years of experience in a staff accountant position; experience in a multi-entity organizational structure is preferred.
  • Previous experience in booking expense accruals, reviewing financial results, and providing explanations for variances.
  • Strong knowledge of advanced bookkeeping principles and practices.
  • Excellent analytical, organizational, and problem-solving abilities.
  • Strong written and verbal communication skills.
  • Proficient in Microsoft Word and Excel, email, and internet applications.
