Core Responsibilities:

Asset Oversight:

  • Manage the financial health and operational efficiency of a portfolio of affordable housing properties.
  • Formulate and execute asset management plans that enhance property value and guarantee long-term viability.
  • Perform regular financial assessments, including cash flow forecasts, budget discrepancies, and performance indicators.
  • Ensure compliance with all relevant affordable housing regulations, including LIHTC, Section 8, and other applicable federal, state, and local programs.

Strategic Development:

  • Partner with executive leadership to devise and implement long-term strategies for the affordable housing portfolio.
  • Identify and pursue opportunities for property enhancements, refinancing, or sales.
  • Lead initiatives to secure additional funding or subsidies to bolster affordable housing projects.

Operational Leadership:

  • Collaborate with property management teams to ensure effective daily operations.
  • Establish best practices for maintenance, tenant engagement, and lease administration.
  • Supervise capital improvement initiatives, ensuring timely and budget-compliant completion.

Risk Assessment:

  • Recognize and mitigate risks related to property operations, financing, and regulatory compliance.
  • Ensure all properties are sufficiently insured and that risk management strategies are effectively implemented.

Qualifications:

Education:

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related discipline.
  • Master's degree is advantageous.

Experience:

  • 7-10 years of experience in asset management, particularly in affordable housing.
  • Proven track record of managing a varied portfolio of affordable housing properties.
  • Comprehensive understanding of affordable housing programs and regulations, including LIHTC, Section 8, and HUD guidelines.

Skills:

  • Strong financial analysis and modeling capabilities.
  • Proficiency in asset management software and analytical tools.
  • Excellent problem-solving and decision-making skills.
