Job Title: Senior Asset Manager

Specialty Consultants Inc. is seeking a highly skilled Senior Asset Manager to join our team. As a Senior Asset Manager, you will be responsible for managing a portfolio of assets, including real estate properties, to maximize cash flow and total return.

Key Responsibilities:

  • Prepare and present reports on asset performance, valuation, and risk assessment to owners, executive team, and other stakeholders.
  • Problem solve property level issues through research, analysis, and implementation.
  • Prepare market analysis reports, including comparable rents, vacancy, and absorption/supply.
  • Demonstrate a strong understanding and monitoring of KPIs.
  • Execute underwritten business plans.
  • Successfully manage lease-up process.
  • Prepare financial/operational planning, budgeting, reforecasting, data management, analysis, and reporting, while monitoring internal watchlist.
  • Prepare analysis of trends through regular operating metrics while addressing budget variances and operational issues via analysis of rent roll, P&L statement, and property level reporting.
  • Maximize cash flow and total return for each property.
  • Work closely with various third-party operators to ensure data integrity and quality reporting.
  • Create/update quarterly asset management plans for each property, while assisting in the strategies to maximize asset values within the portfolio.
  • Complete property inspections as part of monitoring property performance, management execution, and property capital needs, funding sources, and potential savings opportunities.
  • Communicate property performance and maintain relationships with all property stakeholders.
  • Ensure each asset is in compliance.

Requirements:

  • Bachelor's Degree preferably with a concentration in Real Estate, Finance, or Business. Advanced degree a plus.
  • Experience with LIHTC financed affordable housing.
  • Self-motivated and hard-working.
  • Strong analytical skills and quantitative skills with advanced skills in financial analysis.
  • Knowledge of corporate finance, accounting, and valuation methodologies.
  • Proficiency with Microsoft Office suite, with excellence in Excel.
  • Highly organized, detail-oriented, motivated, and able to multi-task effectively in a deadline-driven environment.
  • Excellent oral and written communication skills.
  • Ability to occasionally travel to portfolio.
