Job Overview

CADISA INC is seeking a highly skilled and bilingual Association Manager to oversee the daily operations of our community associations. As a key member of our team, you will be responsible for ensuring the smooth management of our properties, providing exceptional customer service, and maintaining a high level of professionalism.

Key Responsibilities
  • Supervise and coordinate projects, contractors, and vendors to ensure timely completion and quality results.
  • Negotiate and monitor contracts, supervise purchasing, and approve accounts payable to maintain fiscal responsibility.
  • Communicate effectively with the board of directors, residents, and owners to address concerns and provide updates on association activities.
  • Prepare and present weekly and monthly management reports to the board of directors, highlighting key performance indicators and areas for improvement.
  • Supervise maintenance, grounds keeping, and office personnel to ensure efficient and effective operations.
  • Conduct regular property inspections to identify and address any issues or concerns.
  • Organize and attend monthly board of directors meetings, annual meetings, and budget reviews to ensure transparency and accountability.
  • Transcribe minutes of meetings and assist the board in preparing and implementing the budget.
  • Solicit and evaluate bids for services, ensuring the best value for the association.
  • Enforce rules and regulations, oversee maintenance activities, and review and process applications and background checks for new tenants and owners.
  • Review and understand condominium documents, financials, and other relevant association materials.
  • Deal with the city regarding permits, licenses, and violations, and communicate with the association attorney regarding delinquencies.
  • Address tenant and owner issues, ensuring a positive and respectful experience for all stakeholders.
  • Perform administrative tasks, including emails, filing, and phone calls, as needed.
  • Be available on call 24/7 for emergency response and ensure a prompt and effective resolution to any issues that may arise.
Requirements
  • Bilingual (English and Spanish) with excellent communication and interpersonal skills.
  • Computer literate with proficiency in Word, Excel, MS Office, and TOPS software.
  • Project management experience is highly desirable.
