Position Overview
As a Leasing Supervisor, you will oversee the daily operations of the leasing department, ensuring adherence to organizational policies and standards. This role encompasses all leasing activities, including the evaluation of lease transactions and agreements. You will be responsible for the completion of essential documentation and the delivery of exceptional customer service, while also managing the productivity and financial performance of the leasing team.
Key Responsibilities
- Client Engagement
• Implement the Owner's vision in the daily management of the apartment community to meet client expectations. - Effective Communication
• Foster professional communication with applicants, residents, vendors, and guests, representing the company positively.
• Keep supervisors updated on work progress, including challenges and suggestions for improvement. - Team Leadership
• Train and onboard new leasing staff.
• Provide ongoing support and guidance to the leasing team.
• Conduct regular meetings to ensure property goals are achieved.
• Set weekly objectives and delegate tasks based on the marketing strategy. - Leasing and Occupancy Management
• Maintain occupancy rates in line with budget expectations.
• Employ professional leasing techniques and assist with market surveys and analysis.
• Develop and implement marketing strategies for the community.
• Ensure timely updates of online marketing platforms and prioritize resident relations. - Revenue Optimization
• Collaborate with the Community Director to maximize property revenue through effective lease management.
• Assist in managing rent collections and vendor invoicing as needed. - Documentation and Reporting
• Maintain accurate resident files in compliance with company procedures.
• Ensure confidentiality and integrity of resident documentation.
• Support periodic reporting requirements as necessary. - Risk Management
• Ensure compliance with risk management protocols and report any incidents promptly. - Facility Oversight
• Assist residents in reporting maintenance issues and ensure timely resolution.
• Monitor the physical condition of the property and address concerns proactively. - Regulatory Compliance
• Enforce community rules and regulations fairly and consistently.
• Adhere to all Fair Housing laws and maintain a professional image.
Qualifications
- Experience with affordable housing programs, including LIHTC and HUD.
- Minimum of 2 years in a supervisory role within property management or related fields.
- High School diploma or equivalent; a degree in a relevant field is preferred.
- Valid Driver's License and a good driving record.
- Proficient in English and strong computer skills.
