Your Responsibilities:
Reporting to the VP of Property Management, the Regional Manager (RM) will oversee the daily operations of six to twelve properties, managing up to 800 rental units within their portfolio. The RM will mentor their team, ensuring a clear understanding of TREK's standard operating procedures, objectives, mission, and the economic and physical needs of each property. The RM will empower their team to meet occupancy targets, adhere to operating and capital expense budgets, and fulfill hospitality goals. Success will be achieved through effective implementation of global and portfolio programs, proactive planning, and financial management to enhance portfolio performance. The RM will be fully accountable for mentoring, exemplifying the behaviors associated with the Hospitality Covenant, and guiding their site teams to ensure consistent compliance with company standards, fostering career growth and optimal performance.
Key Responsibilities:
- Build and develop high-performing teams through training, motivation, and direction, while managing all property management staff effectively.
- Attract, hire, and retain top talent within the industry, actively participating in local agency and industry events to enhance TREK's network and brand.
- Ensure staffing aligns with TREK guidelines, providing constructive feedback and recognition to teams consistently.
- Evaluate and enhance resident experiences during leasing tours, application processes, and orientations.
- Implement initiatives to boost team engagement.
- Collaborate with the VP of Management Operations to develop meaningful programs and services that improve resident experiences.
- Champion the Hospitality Covenant and guide the team using best practices.
- Mentor and audit teams to ensure adherence to TREK's standard operating policies and regulatory requirements.
- Maintain comprehensive knowledge of all properties and competitors through site visits and market analysis.
- Establish effective leasing processes to minimize vacancy periods and maximize occupancy.
- Train teams on cost control methods, revenue maximization, and financial management strategies.
- Guide site teams in preparing annual budgets for optimal performance.
- Review financial statements monthly with property management teams to enhance operational efficiency and budget adherence.
- Facilitate efficient unit turnovers and evaluate operating expenses for cost-effective strategies.
- Ensure timely and accurate reporting for regulatory compliance and maintain all necessary documentation.
- Promote a culture aligned with TREK's mission statement.
- Perform additional duties as assigned.

Physical Requirements & Work Environment:
The physical demands of this role require the ability to sit, walk, talk, and hear, as well as use hands for various tasks. The employee may need to lift and/or move up to 20 pounds and will be required to travel.
Education & Experience:
- Bachelor's degree or a minimum of 7 years of progressive responsibility in property management, hospitality, or retail, or 5+ years in a multi-site role.
- 5+ years of operational management experience in multi-family properties, preferably with a diverse portfolio.
- Familiarity with affordable housing and compliance is advantageous.
- Industry certifications such as Certified Property Manager or Accredited Apartment Manager are preferred.
- Proven leadership experience with a track record of team development.
- Proficiency in RealPage or similar software and Microsoft Office.
- Real Estate License preferred, as required by state law.
