Morning Pointe Senior Living Maintenance Director - Operations

Job Summary:

The Maintenance Director - Operations is a key member of the Morning Pointe Senior Living Operations Team, responsible for the implementation and management of the company's Preventative Maintenance Program. This position requires a high level of technical expertise, excellent communication skills, and the ability to work effectively in a fast-paced environment.

Key Responsibilities:

  • Implement and document the Morning Pointe Preventative Maintenance Program, ensuring compliance with all relevant safety regulations and industry standards.
  • Conduct regular safety inspections and logged verification of emergency lighting, smoke detectors, fire extinguishers, and other critical systems.
  • Perform routine maintenance tasks, including shampooing carpet, stripping and waxing floors, and cleaning dryer vents and hoses.
  • Ensure all appliances are in good working order, including minor repairs and monthly checks.
  • Manage inventory control, storing, ordering, and pick-up of maintenance supplies.
  • Perform landscaping and lawn maintenance duties as assigned.
  • Respond to emergency situations, including 24-hour availability by pager.

Requirements:

  • High School Diploma or GED required.
  • 2 years of general maintenance work experience in a public facility preferred.
  • Excellent verbal and written communication skills.
  • Ability to work effectively in a fast-paced environment.
  • Physical demands include heavy lifting, standing, and walking.

Working Conditions:

This position is classified as HEAVY, requiring exerting 50 to 100 pounds of force occasionally, and/or 25 to 50 pounds of force frequently and/or 10 to 20 pounds of force constantly to life/move objects. Functional requirements include constant standing and walking. Frequent lifting, carrying, pushing, pulling, stooping, bending, turning, and stretching. Finger and hand dexterity required. Visual and hearing acuity essential. Ability to understand and carry out written and oral instructions necessary. Ability to perform basic mathematical computations required.
