GENERAL RESPONSIBILITIES OF PROPERTY MANAGEMENT:
Operational excellence; ensure properties are being maintained in a first-class manner; complete required property inspections.
Develop, manage and reforecast annual operating budget.
NOI maximization by creative cost control and revenue enhancement.
Collection of rent.
Develop capital expenditure plan; manage capital expenditure and tenant improvement projects.
Negotiate tenant lease renewals.
Management of third party vendors; ensure vendors are performing per their service agreements.
Relationship-building with tenants, vendors, local government, etc.
Prepare CAM reconciliations; resolve CAM disputes.
Analyze lease provisions and ensure both landlord and tenant are in compliance.
Risk management; ensure code compliance.
Compliance with all policies and procedures.
