Property Maintenance Technician

JOB REQUIREMENTS: 2 years’ experience in property maintenance or comparable experience in the construction trade, Valid California Driver’s License, reliable transportation, vehicle insurance. You will be provided with a company van.
· Experience in maintaining residential and commercial properties
· Ability to analyze and understand maintenance service requests
· Ability to communicate effectively: verbal and written
· Safety conscious
· Preference for detail work
· Self-motivated and self-directed
· Ability to work without direct supervision
· Hands-on maintenance skills including plumbing, electrical, general carpentry, appliances, etc.
· Ability to be on 24 hours a day for one week every 8 weeks.
· A positive attitude, and the desire to learn and develop your skills.
· Superior customer service and verbal communication skills.
· Able to work both independently and as a member of a team.
· Basic computer knowledge, Windows (Word, Excel) internet and e-mail.
OUTPUT OF JOB (SCOPE AND PURPOSE)
• Complete assigned work orders by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Completes the "make-ready" process to prepare vacant rental homes for leasing and new move-ins.
• Assists in maintaining the grounds, common areas, and amenities.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible.
• Assure turnover work is completed to Housing Authority/Housing Commission move in standards
• Assist if requested on move in assessments are performed and documented in Appfolio online with photos
• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act and all other laws pertaining to the apartment industry.
• Assure emergency service requests(fire/flood/blood) are addressed and assigned immediately upon receip
