Key Responsibilities:
- Possess a strong understanding of financial principles related to property management, including budgeting, forecasting, and variance analysis.
- Maintain strong tenant relationships through regular property visits and open communication to address any concerns.
- Handle elevated tenant issues by engaging with them via phone, email, or in-person to ensure high satisfaction levels.
- Collaborate in daily meetings with engineers, architects, and contractors to oversee tenant improvements and ensure compliance with project specifications.
- Conduct tours of available spaces for prospective tenants to facilitate new leases and renewals.
- Assist in monitoring contractor performance to ensure adherence to project specifications and budget constraints.
- Review and approve property expense invoices to ensure timely payments.
- Contribute to the annual budgeting process by collecting expense data and projecting future costs based on historical trends.
- Prepare and present monthly and quarterly financial reports for management review.
Qualifications:
- A minimum of 5 years of experience in property management, preferably with industrial properties.
- California Real Estate License is mandatory.
- Bachelor's degree or equivalent experience in a related field.
- Familiarity with safety regulations and operational procedures.
- Proficient in Microsoft Word and Excel; knowledge of Argus and MRI is advantageous.
