This individual will be responsible for bridging the gap between ownership and all other entities involved with complex real estate development and construction projects. From an owner and asset management perspective, will have oversight of the full life cycle of projects from concept, financing, analysis, business planning, design, development, construction, delivery and stabilization ensuring optimal financial and operational performance.

Responsibilities:

General:

Key point of contact for establishing, maintaining and managing all stakeholder relations, both private and public, associated with the investment, financing, design, development, construction, operations and asset management of real estate projects, initiatives and portfolio of assets.

Oversee and manage company real estate portfolio in alignment with corporate real estate finance and growth strategies.

Assist with new development projects by partnering with development teams to evaluate new projects, proforma analysis and projections, monitor all contracts and construction delivery schedule, approve all construction draws; interview and hire the property management company, track actual lease up velocity to projections, evaluate the effectiveness of all marketing initiatives and ensure operations meet and/or exceed proforma projections and established financial and operational objectives.

Oversee all aspects of ongoing strategy, operational and financial performance of individual projects and the overall fund/portfolio of assets.

Development & Construction:

Work directly with internal ownership and executive leadership to help define the project’s goals (will include but not limited to); risk analysis & objectives, financial analysis & objectives, business planning, schedules & budgets zoning and approvals, coordinating and working with government agencies, community groups, and other governing authorities and stakeholders oversight of design, development and construction, select, contract with, and oversee the project team (including architects, engineers, technical consultants, construction contractors, lenders, legal counsel, and others)

Manage all aspects of the design and construction process from an investment/ownership perspective to ensure all decisions are in accordance to strategic and business plans.

Negotiate and manage all third party service contracts and renegotiate/re-bid contracts as needed to reduce costs and/or improve the level of services provided.

Translate, report and drive all information and best practice solutions across ownership and appropriate entities involved with project(s).

Prepare & maintain cost management and reporting processes and programs.

Lead meetings and the flow of information as it relates to the project, Architects, Designers, Engineers, Planners, Consultants, Contractors, Vendors, Property Managers and all entities involved.

Prepare and manage master project/construction schedule which incorporates all development & construction activities such as; procurement, submittals, approvals, permits, inspections, tenant relations, logistics, sales, marketing and turnover to the end-user.

General oversight and selection of contractors, vendors, and consultants related to the project.

Review, provide insight and maintain control of all project documents, including drawings, specifications, RFI’s, RFP’s, submittals, schedules, contracts, permits, accounting and financial documents, waiver and release of lien forms, insurance, relevant tracking logs, etc...

Create and maintain quality control processes and standards for the field/project.

Oversee cost control, invoice, billing and payment negotiations and processing.

Direct cash flow analysis and management, draw schedule and costs projections

Responsible for working with General Contractor and all other appropriate entities regarding project close out through final close out, final payment authorizations, document, warranty & close out manuals/books.

Operations & Asset Management:

Oversight of the sales, marketing, lease-up, property management and/or operations teams and strategies in order to meet immediate & long-term financial and operation objectives.

Responsible for all tenant, vendor and stakeholder relations.

Responsible for overseeing all aspects of ongoing strategy, operational and financial performance of individual projects and the overall portfolio of assets.

Overall analysis and comparison to market and industry benchmarks as well as identifying opportunities to exceed benchmarks.

If and when appropriate source and procure broker, leasing agents and/or various potential tenants for property as well as having oversight of negotiating and analyzing leasing terms and strategies.

Work in a collaboration with cross functional teams, both internally and externally, to develop comprehensive business plans and strategies as well as identify ways to minimize risk and maximize value & returns at the individual asset/project level and the overall fund / portfolio level.

Perform detailed review of reports and lead regularly scheduled review meetings with property operations and project teams to discuss asset-level strategies and operational issues.

Participate in, perform and track detailed financial reporting and reviews

Participate in annual budgeting process including detailed review of all budgets for individual projects, properties and overall portfolio, comparisons of budget projections to historical performance and comparisons of budget assumptions to relevant industry benchmarks.

Manage the due diligence process on new acquisitions and/or developments.

Support executive leaderships on the pro forma underwriting for all new deals.?

Shop competitive property set on an annual basis.? Understand how assets compare to the competition in terms of pricing, location, amenities, unit finishes, etc.? Identify cost-effective opportunities/strategies to improve property’s rental rates and overall position within the submarket.?

Review real estate tax assessments for properties within specific region(s) and provide overall direction to tax consultants regarding tax appeal strategies and valuations.

Developed and implemented a comprehensive financial and operational reporting package for senior management, investors and lenders to aide in the tracking and evaluation of both portfolio and managerial performance.

Full responsibility for budget review/approval as well as oversee the timely filing of all corporate and partnership tax returns, accurate and timely filing of all quarterly compliance items and the completion of all annual audits.

Conducted project and property reviews for current project status, operational and financial performance/trends, marketing analysis, market analysis and concessions trends. Evaluate curb appeal, current/potential maintenance and capital issues needs and overall property and project condition.

Produce and update cash flow projections for each subsidiary and corporate entity to ensure future funding requirements will be met as well as the achievement of overall financial and operational goals.

Work with third party property managers as needed to proactively maximize both physical and economic occupancy through creative pricing structures, marketing initiatives and concessions structures aimed at reducing property vacancy, concessions, delinquency and bad debts.

Monitor market shifts and proactively establish pricing structure as needed.

Review and approve all vendor invoices and financial statements.

Conduct property & project inspections, report findings and implement best practice solutions.

Respond to investor and capital partners on a regular basis, both through reporting and formal presentations.

Assist internal executive leadership and the Property Operations teams on disposition strategies and to ensure necessary steps are taken with regard to asset strategy and operations during the dispositions process to maximize ultimate sales price of assets.
