This role is accountable for driving the value of a growing portfolio of Multifamily Properties. In this position, you will report to the Vice President of Asset Management and have a vital role in identifying and executing various strategies to maximize asset and portfolio value. This role works in close collaboration with the Portfolio Management, Capital Markets, Investments, Property Management, and Debt & Dispositions departments to execute investment management strategies and decisions.
What You Will Do:
Own the asset management function for a portfolio of privately held multifamily assets.
Design and execute the strategic direction of each asset in your portfolio to maximize equity and create alpha. This could include value-add strategies, operational efficiency initiatives, operating platform improvements, capital market recommendations, etc.
Monitor asset performance on a weekly, monthly, and quarterly basis by reviewing leasing and financial trends, holding calls with Property Management teams to discuss strategy, issue resolution, and projections.
Assess capital expenditure needs and develop a long-term capital plan for each asset that aligns with overall portfolio needs and strategy.
Monitor trends in target markets. Ensure assets in your portfolio are meeting or exceeding overall market performance. Update senior leadership on strengths and weaknesses for each market.
Manage real estate tax oversight, assist with insurance claims & legal issues, and work with our Debt & Dispositions team on lender compliance items.
Collaborate with the Investments team in evaluating potential acquisitions
Collaborate with the Debt team in evaluating and executing financing strategies
Take ownership of the annual budgeting and monthly re-forecasting process for your portfolio
Complete periodic site visits to assess performance, monitor market conditions, and oversee strategic initiatives. Assets are located between Northern Virginia and Florida.
Solve the problems of today and work to anticipate the problems of tomorrow
Regular use of Excel models to support and analyze decision-making
Who You Are:
Our ideal candidate will have 6-10+ years of experience in multifamily asset management and a business, finance, or accounting degree. Leadership and the ability to own outcomes and project timelines are critical. This individual will be passionate about real estate, have a ravenous appetite for learning new things, and enjoy a goal-driven, fast-paced environment utilizing your competitive work ethic with a nimble, cognitive ability to adapt to change and succeed in a fast-paced, entrepreneurial environment.
