Job Overview

Position Summary:

Bonaventure Shared Services, LLC is seeking a Head of Real Estate Asset Strategy to manage its portfolio of privately owned real estate investments. This position is responsible for enhancing the value of a diverse range of Multifamily Properties. Reporting directly to the Vice President of Asset Management, you will play a crucial role in identifying and implementing various strategies aimed at maximizing both asset and portfolio value. This role requires close collaboration with the Portfolio Management, Capital Markets, Investments, Property Management, and Debt & Dispositions teams to execute effective investment management strategies and decisions.

Key Responsibilities:

  • Oversee the asset management operations for a portfolio of privately owned multifamily properties.
  • Develop and implement strategic initiatives for each asset in your portfolio to optimize equity and generate alpha. This may involve value-add strategies, operational enhancements, improvements to the operating platform, and capital market insights.
  • Regularly assess asset performance on a weekly, monthly, and quarterly basis by analyzing leasing and financial trends, and holding discussions with Property Management teams regarding strategy, issue resolution, and forecasts.
  • Evaluate capital expenditure requirements and create a long-term capital plan for each asset that aligns with the overall portfolio strategy.
  • Stay informed on market trends in target areas to ensure portfolio assets are performing at or above market standards. Provide updates to senior leadership on market strengths and weaknesses.
  • Manage oversight of real estate taxes, assist with insurance claims and legal matters, and collaborate with the Debt & Dispositions team on lender compliance issues.
  • Work alongside the Investments team to assess potential acquisition opportunities.
  • Partner with the Debt team to evaluate and implement financing strategies.
  • Lead the annual budgeting and monthly re-forecasting processes for your portfolio.
  • Conduct periodic site visits to evaluate performance, monitor market conditions, and oversee strategic initiatives. The assets are located across various regions.
  • Address current challenges while proactively anticipating future issues.
  • Utilize Excel models regularly to support and analyze decision-making processes.

Candidate Profile:

The ideal candidate will possess 6-10+ years of experience in multifamily asset management, complemented by a degree in business, finance, or accounting. Strong leadership skills and the ability to take ownership of outcomes and project timelines are essential. The successful candidate will have a genuine passion for real estate, a strong desire to learn, and thrive in a goal-oriented, fast-paced environment, demonstrating a competitive work ethic and the agility to adapt to change.
