Regional Manager Position Overview: As a Community Manager, you have a very important leadership role to play not only with existing team members but with the residents of our communities as well. You will perform regular operational tasks such as collecting rent and YES Recourse loan payments, managing supplies and marketing materials, developing team, and protecting all company assets. In addition to this, you are also the main source of communication for the residents and will be the point person when it comes to resolving all complaints that come through your office. You must be able to make executive decisions when it comes to financial success and the overall safety and conditions of your community. Your commitment to communicating community successes and challenges with your immediate supervisor and your team members will ensure your team's alignment with company goals and objectives. Essential Functions: Recruit, train, manage, and develop team members Conduct team member reviews, verbal and written performance management, and counseling as necessary Manage community asset, marketing, and advertising plans Manage sale and leasing of new, used, and foreclosed homes to meet or exceed the community budget Manage collection of all rent monies to meet company delinquency expectations Maximize Community occupancy, site, and leased home revenue Professionally handle resident communications and resolve concerns Develop and maintain positive relationships with cities, municipalities, and counties Identify and manage vendor and contractor relationships; assure that contractors are compliant with NetVendor Facilitate daily communication with team members to ensure alignment of goals and create task lists Identify and take action on opportunities and deficiencies for effective resolution at the community Create and maintain a positive community environment including resident activities Communicate and enforce policies and procedures Reply to internal emails or other communication within one business day or by the requested deadline Create and ensure a safe work environment Protect and maintain company assets Control expenses to align with the community budget Coordinate with vendors and maintenance team to ensure complete turn ad rehab of all home inventory while adhering to company guidelines Coordinate new home delivery and set-up, and request any warranty or follow-up work with the manufacturers Manage large capital and community projects to ensure budget and timeliness are met Maintain professional behavior without interfering with the individual's work, interrupting the work of another team member, or disturbing the quality of life for Community residents Conduct market surveys as required and create and implement marketing plans for ongoing success and high occupancy of the community Perform and schedule all evictions and utility cut off's in adherence to rules and regulations for all residents Complete financial reviews monthly or as directed by Management Manage the community to the standards set by Quality Compliance Attend all company meetings, training, and conferences as requested by the management Participate in annual budgeting processes and reviews Duties subject to change, as deemed appropriate by Management Additional duties as assigned by management and are subject to change Required Skills: Excellent oral and written communication skills Must be self-motivated, independent, and able to work with minimal supervision Strong leadership and decision-making skills Familiarity with all community positions and provide coverage in the event of absence or turnover Maintain a professional appearance and attitude Demonstrated ability to motivate and manage team member performance Computer Skills including Microsoft Office software products Team oriented with an innate ability to build community with team members both at the community level and beyond Strong multi-task and organizational skills Occasional travel may be requested Must obtain or transfer state-specific licensing within 90 days of employment where applicable Education and Experience: A valid in-state driver's license is required High School Diploma or equivalent is preferred Property management or equivalent experience is preferred
