ESSENTIAL JOB DUTIES

Day-To-Day Operations (~75%) Rent It Work with Marketing to produce effective content. Ensure web site and property listings are accurate and of high quality. Answer phone calls and respond quickly to online inquiries from prospects and residents. Collect It Ensure security deposits and rents are collected timely Process invoices for the property Care For It Meet with daily with maintenance to discuss work orders / turnover plan. Process supply orders through delivery providers (HD Supply, etc.). Maintain limited stock levels to allow for "just-in-time" inventory management for non-bulky items (depending on space available). Oversee capital improvement projects on-site.

Getting Your Hands Dirty (~10%) Inspect apartments routinely for safety, at pre-move-out for planning, and at move-out for damages. Inspect buildings, common areas, and models to ensure a quality experience for leasing efforts and for our residents. Not being afraid to jump-in for whatever might be needed to keep business moving forward.

Reporting (~6%) Financial Reports -- Variance Reports Weekly Leasing Reports Payroll processing

Handling The Unexpected (~1%) On-Call Be available for emergencies 24/7/365 when assigned to On-Call status. May be part of a rotation depending on the size of the property and proximity to other locations

TECHNOLOGY SKILLS

Web browser experience (preparing supply orders, using a payroll system) Microsoft Office 365 (Excel, Outlook, Word, OneDrive, and Teams) experience is helpful Residential Management (Entrata / AppFolio / Yardi etc.) is a plus EDUCATION

A.R.M.(R), NALP, CPM or other relevant certifications are strongly encouraged

WORK ENVIRONMENT / HOURS

Location: Work in Madison, Wisconsin FLSA Classification: Full-Time, Exempt Hours: Most of our offices are open Monday - Friday 10:00 a.m. - 6:00 p.m. Workload may will likely additional hours outside this time-especially during the summer at student properties.
