Senior Commercial Property Manager

The Senior Commercial Property Manager will oversee the financial and operational performance of a portfolio of commercial properties. The Senior Commercial Property Manager will be responsible for developing and implementing effective financial plans, monitoring expenses, ensuring compliance with budgetary requirements, daily operations and maintenance of the portfolio.
Primary Responsibilities:
- Develop and implement annual budgets for each property, including forecasting revenue and expenses.
- Monitor and analyze financial performance, identifying areas for cost reduction and optimization.
- Ensure compliance with budgetary requirements, tracking variances and making adjustments as necessary.
- Review and present regular financial reports to senior management and stakeholders.
- Oversee daily operations of the property, including tenant relations, maintenance, and repairs.
- Ensure compliance with all relevant laws, regulations, and company policies.
- Coordinate with vendors, contractors, and other external partners as needed.
- Identify and mitigate risks associated with property operations, including insurance claims, tenant defaults, and regulatory non-compliance.
- Develop and implement risk management strategies to minimize losses and maximize returns.
- Develop and prioritize capital expenditure projects to improve property value and profitability.
- Manage capital projects from initiation to completion, ensuring timely and within-budget delivery.
- Prepare regular reports on property performance, including review of financial statements, occupancy rates, and market trends.
- Analyze data to identify trends, opportunities, and areas for improvement.
- Ability to understand leases and properly administer leases
Required Skills/Abilities:
- Strong analytical and problem-solving skills.
- Excellent communication and interpersonal skills.
- Ability to work independently with minimal supervision.
- Proficiency in property accounting software (e.g., Yardi, MRI) and Microsoft Office Suite (Excel, Word).
- Strong attention to detail and organizational skills.
- Must possess a valid driver's license.
Education and Experience:
- Minimum of 5 years of experience in commercial property management.
- Professional certification in real estate or a related field (e.g., CCIM, CRE) preferred.
- Experience with property management software (E.g., AppFolio, Buildium) preferred.
- Experience with CAM and CAM reconciliations.
Physical Requirements:
- Periods of sitting at a desk for prolonged periods.
- Ability to walk the property for a prolonged period, including stairs.
