Leasing Consultant/lease Up Specialist

**Responsibilities**:

- Provide exceptional customer service to create a positive leasing experience and ensure a seamless move-in process.
- Conduct weekly market surveys to stay informed about current market trends.
- Develop and implement marketing plans and initiatives to promote the community through outreach marketing.
- Implement and adhere to the community’s established policies related to concessions, specials, and other programs to increase occupancy.
- Conduct inspections of apartments before resident move-in to ensure they are in move-in ready condition.
- Stay informed about current market and competitor conditions, develop and implement short
- and long-term marketing plans and goals, and follow established policies to boost occupancy.
- Manage property CRM and management software such as Knock and Appfolio.
- Activate all community amenities to engage all five senses - sight, smell, taste, touch, and hearing.
- Organize and host resident events to promote the resident living experience.
- Ensure that the community and apartment homes exceed company standards for show quality by conducting daily proactive inspections and coordinating with the maintenance team.

**Qualifications**:

- Required: 2 years of leasing consultant experience.
- Preferred: 2 years of marketing experience.
- Previous experience in customer service and sales is preferred.
- Strong communication and interpersonal skills.
- Ability to work well independently.
- Keen attention to detail.
- Excellent organizational and time management abilities.
- Proficient in data entry and computer skills.
- Knowledge of fair housing laws and regulations.
- Understanding of housing market trends and practices.
- Ability to negotiate lease terms with prospective residents.
