The work - How you will contribute: In accordance with the Wallick Mission and Values, the Occupancy Specialist will maintain acceptable occupancy levels for Section 8, Tax Credit, rural development, and market rate communities.


Essential Functions and Responsibilities:

Process applications in accordance with wait list process.
Pre-qualify potential residents for communities within the district.
Ensure the recertification process is completed in a timely manner.
Ensure move-in, occupied and annual inspections are completed in a timely manner.
Ensure acceptable levels of occupancy (98% occupancy for subsidized communities and 96% occupancy for all others).
Implement a marketing plan for the communities within the district.
Ensure and document compliance of the community residents within the district.
Assist with maintaining the community to Company Standards.
Perform other related duties as assigned.

About You:

- Minimum 2 years previous experience in property management experience, specifically in Tax Credit or Section 8.

- Has a valid drivers’ license.

- General understanding of applicable laws and regulations governing public housing.

- Proficiency in operating a computer and Microsoft Office Software.

- Open to various work assignments and locations.

- Can get together resources in order to accomplish tasks; and able to put information together in a useful manner

- Identifies areas of improvement; and qualifies and prioritizes response

- Able to organize and manage multiple priorities; uses his/her time effectively and efficiently; and concentrates his/her efforts on the more important priorities

- Is detail oriented, as data entry must be highly accurate.


Physical Demands: Position requires extensive sitting for extended periods of time throughout the day.  Manual dexterity needed for computer work with keyboard and mouse.  Requires talking, seeing, and hearing with reasonable accommodation.


Work Environment: Position requires work to be performed in an office setting.  Extensive use of a computer and keyboard required. Position requires travel within the district. May require travel within the district.
