Community Association Manager (LCAM) General Manager (SELF MANAGED PROPERTY)
The Community Association Manager, works with the Board of Directors to plan, direct, recommend, and implement policies for maintaining the Association's common elements per the bylaws. This role oversees operational, administrative, financial, personnel, maintenance, and security functions and is on call 24/7 for emergencies. The manager reports directly to the Board of Directors and/or their representative.
Responsibilities:
  • Work under the Board of Directors and/or their representative(s).
  • Maintain professional relationships with the Board and homeowners.
  • Schedule and review staff assignments within the budget.
  • Implement processes to protect building assets and Association records.
  • Supervise hiring and management of employees and vendor staff.
  • Assist residents with complaints.
  • Investigate and report on accidents or claims related to common elements.
  • Prepare reports and facilitate insurance claims for property damage.
  • Manage meeting agendas, files, records, and attend Board and Association meetings.
  • Review monthly financial reports and explain variances.
  • Provide monthly management reports to the Board.
  • Ensure compliance with Rules and Regulations and manage violations.
  • Solicit bids and participate in contractor selection for projects.
  • Supervise contractors and inspect repairs and maintenance.
  • Approve payroll and vendor invoices.
  • Track and inspect architectural modification applications for compliance.
  • Communicate ideas for weather-related event preparedness and assist with hurricane preparation.
  • Maintain the Association's website and database.
  • Ensure personnel follow safety guidelines.

Qualifications:
  • Education/Training/Certifications/Licenses: Active CAM License; high school diploma required, Associate’s degree in business preferred.
  • Experience/Knowledge/Skills:8-10 years of CAM or related business experience. Strong customer service, interpersonal, and communication skills. Experience with large-scale capital projects.
  • Computer Literacy: Advanced knowledge of Microsoft Windows, Word, Excel, PowerPoint, and Outlook.
  • Language Requirements: Multiple language fluency preferred.
  • Availability Requirements: Ability to work extended hours and respond to emergencies 24/7.
  • Physical Requirements: Ability to lift up to 10 lbs., work standing or sitting for long periods, handle and lift objects, extensive typing, reach with hands and arms, communicate effectively, navigate the building as required.
