Job DescriptionJob Description

The Area Property Manager reports directly to the Regional Director of Property Manager/VP of Property Management. The Area Property Manger must have solid experience managing all phases of multi-family assets. Result oriented leader with the ability to increase revenue while meeting owner's goals and objectives.


Essential Job Duties & Responsibilities:


To perform the job successfully, an individual must be able to perform each essential duty/ responsibility satisfactorily. The duties of the position of Area Property Manager include, but are not limited to, the following:


Specific Responsibilities

  1. Work closely with owners and management team to ensure smooth operations of the properties.
  2. Maintain contact with all sites in portfolio on a weekly basis at least; Traveling to each location quarterly or as needed to assess the performance of the community and community manager.
  3. Overseeing reports on weekly/monthly metrics to include occupancy, evictions, delinquency, expenses, and revenue.
  4. Facilitate the preparation of budgets (monthly, quarterly, and annual) and work with the onsite resident manager to keep budgets aligned with goals.
  5. Review bids and scope of work with on-site manager.
  6. Providing a support system to the Community Manager, coaching on tasks or skills related to performing at high levels.
  7. Create a professional environment, leading by example.
  8. Approve or disapprove as appropriate.
  9. Establish clear expectations for completion of general and preventative maintenance; monitor progress for compliance.
  10. Participate in the development and implementation of company policies and procedures and ensure compliance throughout portfolio.
  11. Oversight of all governing compliance including inspections, and any required governmental reporting.
  12. Hire, train and supervise staff. Approve all time sheets and ensure hours indicated are correct, vacation or sick time is reported and accurate
  13. Oversight of community staff to ensure work is satisfactorily completed in a timely manner.
  14. Oversight of the financial performance of the communities within the portfolio.
  15. Working Knowledge of applicable federal, state and city regulations dealing with fair housing, health and safety policies and procedures and other aspects of residential multi-property management.
  16. Excellent interpersonal skills including verbal and written communication skills.
  17. Responsible for time management and attention to detail, accuracy, organizational, and multi-tasking skills.
  18. Maintain property records and perform property management inventory and property management functions.
  19. Must be able to troubleshoot problems and devise a creative solution.



Delegation of Authority

The Area Property Manager will have the proven ability to work well with others and provide leadership while being self-motivated and can set priorities independently. The Area Property Manger responsibility is always primary, even for activities delegated to subordinates. Also, the Area Property Manager will perform such duties as may be assigned by the Director of Property Management/VP of Property Management or other supervisors.
