Job Overview

Position Title: Area Property Supervisor

Manager: Vice President, Property Management

General Overview: The Area Property Supervisor is tasked with meeting financial performance targets while ensuring the upkeep and marketability of their assigned properties. This role involves developing and leading a competent team that includes property managers, assistant managers, leasing agents, and maintenance personnel. The Area Property Supervisor will work towards achieving both short-term and long-term goals aligned with the objectives of the property owners. A proven track record in managing multiple affordable housing properties is essential.

Qualifications

Education: A Bachelor’s Degree is preferred.

Experience:

  • At least five years of prior experience in the affordable housing sector, including familiarity with LIHTC, HOME, Section 8, and HUD programs in a multi-property environment.
  • Current certification in LIHTC Compliance from an accredited institution is required (within the last year).
  • A valid Real Estate Salesperson License is necessary.
  • Experience with new construction lease-ups and/or rehabilitation relocation lease-ups is advantageous.

Skills:

  • Comprehensive understanding of relevant affordable housing laws and regulations.
  • Strong communication skills to engage with a diverse audience.
  • Proficiency in OneSite Leasing and Rents is mandatory.
  • Exceptional organizational skills, initiative, and the ability to work autonomously.
  • Competence in Microsoft Office Suite.
  • Commitment to the mission and values of GCHP.
  • Ability to lead and inspire teams.
  • Capability to meet deadlines in a fast-paced and dynamic setting.

Key Responsibilities

  • Provide leadership and direction to staff, ensuring adherence to all relevant programs (HUD, AHP, LIHTC, Section 8, etc.), while focusing on financial performance and asset preservation.
  • Oversee daily operations of properties to ensure occupancy rates, budget compliance, personnel management, risk mitigation, capital improvements, and compliance objectives are achieved.
  • Prepare proposed annual budgets encompassing income, expenses, and capital improvements, and monitor the operating budget to identify necessary adjustments.
  • Conduct regular site visits and inspections to evaluate the physical condition of properties and administrative operations, including periodic audits of tenant files.
  • Address resident relations issues as needed and regularly review resident feedback to identify areas for performance enhancement.
  • Respond promptly to all regulatory and compliance inquiries.
  • Review delinquent accounts and implement corrective measures.
  • Maintain up-to-date knowledge of all affordable housing programs within GCHP Management's portfolio.
  • Assess marketing needs proactively, developing and executing marketing strategies that yield favorable outcomes.
  • Manage all lease-ups within the assigned portfolio from construction to conversion.
  • Handle hiring, termination, and training plans for all direct reports.
  • Foster and maintain positive relationships with investor partners and relevant agencies.
