SCOPE OF WORK: Oversees and directs the daily work activities of custodial and/or grounds maintenance staff and performs similar work. This position reports to the Facilities Maintenance Supervisor I at NHTI Concords Community College.

ACCOUNTABILITIES:

  • Schedules, assigns and checks the work of second shift Facilities Services Assistants; readjusts schedules of personnel to meet emergencies.
  • Performs custodial duties and oversees staff work activities during college wide events and functions as needed.
  • Provides quality control for work performed by custodial personnel and manages the schedule for special projects and assignments.
  • Provides orientation, onboarding and ensures that training for new employees has been assigned and completed.
  • Supervisory duties that include performance evaluations, ongoing review of work, approval of time, leave requests and discipline.
  • Ensures facilities staff are trained and operating in a safe manner to perform their duties in compliance with system, college, state and federal rules and regulations.
  • Maintains the inventory of supplies for the department and assists the Facilities Maintenance Supervisor in requisitioning additional supplies and monitoring deliveries.
  • Supervises simple maintenance and repairs in heating, air conditioning, plumbing, and performs tasks of Facilities Services Assistant in addition to supervisory duties.
  • Supervises and assists with the movement of furniture, and equipment throughout assigned building or buildings.
  • Notifies and coordinates with emergency personnel (fire/police) as necessary and works with vendors to resolve facility issues during shift hours.
  • Inspects all work areas for quality and extent of work done.
  • Supervises and performs snow/ice removal shoveling snow whether by hand or snowblower and clearing walks and custodial care in keeping outside and inside premises in orderly condition. Applying ice melt to areas as needed during inclement weather events.
  • Assist with function set-ups and breakdowns of rooms as needed and assist with moving/relocating furniture throughout campus
  • Serves as back up in monitoring the alarm systems and responding to alarm calls, as needed.
  • Assists within other areas of the Maintenance Department, as needed: Cuts grass, trims hedges, shovels snow, sweeps and cleans walkways and assists in keeping outside premises in an orderly condition.
  • Serves on campus or system committees and teams as assigned.
  • Complies with all college, system, state and federal rules and regulations.
  • Performs other duties as assigned.

MINIMUM QUALIFICATIONS:

Education: High school diploma or high school equivalency.

Experience: Three years' experience in custodial, grounds-keeping, or general maintenance work including one year of supervisory or team/crew lead experience.

License/Certification: Valid drivers' license required.

RECOMMENDED WORK TRAITS: Thorough knowledge of the methods and practices of cleaning services in a large building complex. Ability to effectively supervise subordinates. Ability to maintain records and establish schedules. Ability to establish and maintain effective working relationships with associates. Must be willing to maintain an appearance appropriate to assigned duties and responsibilities as determined by the college appointing authority.
